En este Eje nos aproximamos más específicamente alámbito de desempeño profesional. Así, aprenderemos
vocabulario y estructuras que hacen a las situaciones de compra y venta de bienes raíces. El desarrollo de las
habilidades lingüísticas también estará orientado a estas mismas situaciones.

Recuerde que al finalizar el eje, incluyendo las Actividades de Devolución, usted deberá rendir el primer parcial
que oportunamente recibirá para poder completar y enviarlo.

space and work flexible hours. In IBM,for example, 60 per cent of its staff“hot desk”, or share
their desks. Employees clear their desks before leaving work so they become free for other
colleagues to use. In other companies, employees reserve their work space in advance for
the next day. The companies say these systems are more flexible, save space and cut

However, many workers find desk-sharing more stressful than traditional office organization.

Los adverbios de frecuencia van normalmente antes del verbo principal. Lea antentamente estos
ejemplos.

The information below is about a leasing contract (contrato de alquiler) in Argentina . It describes the
steps (pasos) a foreigner should follow. That is, it is information intended for a person who lives in
another country and wants to buy a property in our country.

The following are some of the steps that must be taken to establish a legitimate leasing
contract:

Selection of the real state:


After coordinating the interviews through our firm, the chosen properties are visited with
one of the members of our firm. Offering the client a road map and the location of the
houses, plus the amount of blank cards necessary (1 per house), to be filled by the client
while covering the route; the mentioned cards play the role of 'memory booster'.

Negotiation:
Once the client has chosen a property the negotiation stage begins. Through our company,
both parties negotiate the terms of the contract. All this information in inscribed in a
document called 'rent option' or 'reservation' to which a guarantee check is attached.
Normally for the same sum of money than that of the rent offered. This check is will be
returned to the client if the owner doesn’t accept the proposal or the signature of the
contract, as the case may be.

Leasing Contract:
Argentine Law establishes that the minimum period of time for leasing contract is of 2 (two)
years for private properties and 3 (three) years for commercial properties. For temporary
rents, it cannot exceed 6 months. .

Guarantee Deposit:
A sum equivalent to a month rent per year of contract must be handed in. This sum of
money will be given back once the contract has expired.

Guarantee of Contract:
In general terms the contract is signed between the client and the owner. As a guarantee
for the owner, the firm for which the tenant works also signs, this means, that the firm is
fully responsible for all that is written in the contract and if the tenant does not abide to the
contract in some way.

The tenant’s responsibility:


The tenant must assume the responsibility of the payment of the facilities like electricity,
water, gas, telephone and public street lighting. Property taxes are responsibility of the
owner. Although different arrangement can be established for their convenience of both
parties.

CONTRACT OF SALE

Prior to the signature of a Contract of sale you must keep in mind some requirements such
as:
· In the Real Estate and Property Register ask for information about inhibitions and
properties, to determine if the seller can have his good or property at his entire disposal
and be acquainted with the registry terms on it (legal title of property, taxes, etc.)
· The seller must exhibit the legal Title of Property and the Rules and Regulations of Joint
Ownership and Administration.
· In case a reservation contract is signed, it is convenient that this reservation contract
gather the essential elements of a Contract of Sale in an inequivocal way:
1 - the consent which refers to the precise determination of the object of the operation,
2 - the good,
3 - the price,
4 - the terms,
5 - the date to bind by deed, etc,
6 - the clause that the contract will be signed only on a perfect title basis.
· A title is perfect when an actuary by a “Study of the Titles” has determined so. by a
“Study of the Titles” is a compilation and analysis of the antecedents which conform it.
· When you sign a Contract of Sale you have to take into account that the payments must
be deposited in a Bank on the seller’s name, as established by law # 25.345, by which no
cash payments over a thousand pesos should be made; because of this law, a Contract of
Sale must be executed under the supervision of a Bank. The Transferring Property
Indenture is excluded from this requirement.
· In the Autonomous City of Buenos Aires, there is no obligation of stamping the Contract
of Sale. According to the Civil Code article #1277 it is important to emphasize that the
consent of both spouses is necessary to dispose or to encumber any property acquired
during married life.
· To take possession of: the Civil Code establishes that the possession of property takes
place when somebody personally or through someone else has power on something, with
the intention of submitting it by the practice of property rights, which means to have the
ownership, which is different from someone who recognizes the property in another who is
a simple holder of that thing.
