mayor de edad de nacionalidad española, con domicilio en C/ Roger de Lauria, 8 – 2º en
46002 Valencia, y con D.N.I. nº 25402114V.
From one side, as owner, Mr. Álvaro Nicolás Vedri de Castellano Bellot, with Spanish nationality,
with address in C/ Roger de Lauria, 8 – 2º en 46002 Valencia and with identity card nº 25402114V. In his own
name and representation.

Y de la otra, como arrendatario, el Sr. Igor Jagodnik, y la Sra. Vesna Jelinkova,

mayor de edad de nacionalidad Checa, con domicilio en Generaal Urquhartlaan 41, 6861 GE
Oosterbeek, Holanda, y con pasaportes de su país nº 43049653 y 43049654 respectivamente.
From the other side, as tenants, Mr Igor Jagodnik, and Mrs. Vesna Jelinkova, with Czech Republic nationality,
with address in Generaal Urquhartlaan 41, 6861 GE Oosterbeek, Holland, and Passports No. 43049653 y
43049654 respectively. In their own name and representation.

I.- Que D. Álvaro Nicolás Vedri de Castellano Bellot es dueño de la vivienda sita en
C/ Residencial Isla de Altea fase I, bloque I, 2, 3ºC – 03599 Altea (Alicante) y garaje nº
61.
That Mr. Álvaro Nicolás Vedri de Castellano Bellot is the owner of the apartment with address C/ Residencial
Isla de Altea fase I, bloque I, 2, 3ºC – 03599 Altea (Alicante) and garage Nº 61.

Dicha vivienda se halla dotada del mobiliario y enseres necesarios para ser habitada,
Se adjunta inventario que forma parte del presente contrato.
The apartment is furnished as stated on the inventory attached to this contract. The inventory is a part
of the contract as well.

II.- Que habiendo convenido los aquí contratantes el arrendamiento de la vivienda

amueblada descrita en el precedente exponente, lo formalizan por medio del presente
contrato y con arreglo a las siguientes,
That having agreed the parts hereby contracting, the rental of the dwelling described in the previous statement,
formalise it by means of this contract in accordance to the following:
 ESTIPULACIONES
Stipulations

PRIMERA.- D. Álvaro Nicolás Vedri de Castellano Bellot, concede en

arrendamiento a D. Igor Jagodnik, y Dña. Vesna Jelinkova, la vivienda descrita en el
antecedente expositivo I de este contrato.
Mr Álvaro Nicolás Vedri de Castellano Bellot rents to Mr. Igor Jagodnik and Mrs. Vesna Jelinkova the
apartment estate on the item I of this contract.

SEGUNDA.- El presente contrato empezará a regir en el día 01 de Septiembre de

2017, practicándose el arrendamiento por el plazo de DIEZ MESES y 10 DÍAS
improrrogable, por lo que finalizará el día 10 de Julio de 2.018, una vez finalizado el plazo
contractual pactado, el arriendo quedará automáticamente resuelto sin necesidad de
requerimiento previo alguno, hallándose obligado el inquilino a dejar libre la vivienda, libre
y a disposición del arrendador.
This contract will start on the 1st September 2017 for a period of TEN MONTHS & TEN DAYS so it
will finish on the 10th July 2018. Once this period will be completed, the rental will be automatically finished
without previous request, and therefore tenant will be obliged to leave the proper available again for the owner.

TERCERA.- El precio pactado por este arrendamiento es de SETECIENTOS EUROS

(700,00 €) MENSUALES. A la firma del presente contrato se pagarán 6 meses por
adelantado, o sea, CUATRO MIL DOSCIENTOS EUROS (4200,00€). Entre el día 1 y 5 de
Marzo de 2018 se pagarán DOS MIL CUATROCIENTOS EUROS (2400,00€)
correspondientes a los 4 últimos meses de alquiler mediante ingreso en la cuenta del
Arrendador IBAN: ESXX XXXX XXXX XXXX XXXX XXXX. BIC: XXXXXXXX.
The price agreed is SEVEN HUNDRED EUROS (700,00 €) per month. At this moment tenants pay six months
rental in advance which is FOUR THOUSAND TWO HUNDRED EUROS (4200,00 €). Between 1st and 5th
March 2018, TWO THOUSAND EIGHT HUNDRED EUROS (2800,00€) the last 4 months, should be pay by
deposit into the owners account IBAN: ESXX XXXX XXXX XXXX XXXX XXXX. BIC: XXXXXXXX.

CUARTA.- Por el inquilino se constituye una fianza en la cuantía de MIL

CUATROCIENTOS EUROS (1400,00 €) equivalente a dos mensualidades, que responderá
de los perjuicios por incumplimiento de las obligaciones contractuales y de los daños
originados en cualquiera de las instalaciones o enseres. Dicha fianza será devuelta al
inquilino, una vez deducidos todos los gastos y responsabilidades a que hubiera lugar en el
plazo de cinco días siguientes a la finalización del contrato y entrega de las llaves de la
vivienda arrendada.
The tenants give at this moment a deposit of ONE THOUSAND FOUR HUNDRED EUROS (1400,00€), equals
to two months, which will respond of damages due to breach of contract and damages in the property or
furniture. Such deposit will be delivered back to the tenant once all expenses and responsibility be deducted, the
following 5 days to the completion of the contract and delivery of keys.

QUINTA.- La parte arrendataria reconoce recibir en buen estado de uso y

conservación, la vivienda y sus elementos y enseres, y en igual estado y plena satisfacción de
la propiedad habrá de conservarlos y devolverlos cuando finalice el contrato.
Tenant recognize the good condition and conservation of the apartment as well as furniture and accessories
and should preserve them and deliver them back at the completion of the contract.

SEXTA.- Se pacta expresamente que el presente arrendamiento lo es de temporada y

por lo tanto no está sometido a prórroga forzosa, rigiéndose por las disposiciones relativas a
los arrendamientos para uso distinto del de vivienda de la vigente Ley de Arrendamientos
Urbanos.
Both sides agree that the present contract is temporal and therefore is not comply to be extended and applied
for the resolutions or use different to properties of the valid Urban rental Law.
 SÉPTIMA.- La parte arrendataria no podrá ceder, subarrendar ni traspasar, en todo o
en parte, onerosa o gratuitamente, la vivienda objeto de este contrato.
Tenant cannot gives, sublet nor forward neither part nor total of the apartment by free the apartment.

OCTAVA.- La vivienda que se arrienda, será destinada única y exclusivamente, a

vivienda unifamiliar de la parte arrendataria, no pudiendo establecer negocio ni industria de
ninguna clase ó tipo.
The apartment object of this contract will be just used as home and no business can be established in.

NOVENA.- La parte arrendataria, sin autorización expresa y por escrito de la

arrendadora no podrá realizar, obra transformación ni sustitución alguna en la vivienda
arrendada, en cualquier caso las obras que se realicen quedarán en beneficio de la propiedad
no pudiendo reclamar por ello la parte arrendataria, percepción ni indemnización de ninguna
clase.
Tenant cannot carry out any work, transformation without express authorisation from the owner. In any case,
such works will leave as a benefit of the apartment and tenant will not claim about it to the owner neither will
receive any payment for it.

DECIMA.- Serán de cuenta y cargo del inquilino cuantos gastos correspondan a los
servicios de energía eléctrica, agua potable y servicio de teléfono. El resto de los servicios
relacionados con el apartamento serán por cuenta del arrendador.
Will be on the tenant account all charges concerning electricity, water and phone services. The rest of services
concerning the apartment will be on the owner’s behalf.

DECIMO PRIMERA- Todos los gastos, tanto judiciales como extrajudiciales, incluso
minuta de Abogado y Procurador que se ocasionaren por dicho incumplimiento, serán de
cuenta y cargo de la parte que los incumpliere, aunque no hubiese expresa condena en costas,
en la sentencia que a tal fin se dictare.
All the expenses, judicial as well as extrajudicial, including the solicitors and attorneys fees which should arise
through the none complying of this contract shall be paid by the part that does not comply.

DECIMO SEGUNDA.- Para todos los efectos derivados de este contrato, los
contratantes con renuncia a su propio fuero y domicilio si fuese distinto, se sujetan
expresamente a la Jurisdicción y Competencia de los Tribunales de Benidorm y Superiores
Jerárquicos.
To all effects derived from this contract, the parts, accept the ruling exclusively of the courts of Benidorm.

Los contratantes, una vez leído el presente documento, Y en prueba de conformidad

con lo establecido en el cuerpo del presente documento, redactado en papel normal, impreso
en los idiomas de castellano e inglés, teniendo validez únicamente el castellano a todos los
efectos, ambas partes lo firman por duplicado y a un solo efecto, en lugar y fecha iniciados
en el encabezamiento.
The parts have read the present contract and agreeing to the contents of this document, written on
common paper, printed in Spanish and English, being valid only the Spanish text, both parties sign this
document on two copies and for only one object in the place and date indicated on the top.
