The furniture and appliances are included in the price of the BUY-SALES
CONTRACT, except personal effects.
The selling party will expressly assume the notarial, registry, and
management expenses that allow the registration of the end of the work,
such as its cadastral coordination, if necessary, the latter.

SEGUNDA. - El precio de la venta de la finca antes descrita se fija en

satisfechos de la siguiente forma:

as a deposit or signal.
In the event that it is the BUYER who desists from entering into the
projected transaction, he will lose the amount delivered as a deposit
or signal, which will be in favor of the SELLER, recovering full rights

At the time of granting the public deed of sale, the Purchasing party will
deduct from the amount pending delivery to the Selling party an

amount equivalent to 3% of the price stipulated for the present sale, as
legal retention, unless the selling party accredits your status as a Tax
Resident in Spain.
THIRD. - On the account and charge of the buying party, the notarial and
registration expenses and the payment of the Onerous Asset Transfer Tax
(ITP), are on the account of the selling party the Tax on the Increase in
the Value of Urban Land (Capital Gains) and the SUMA Property Tax
for _________.
The expenses for the Certificate of Habitability, the CEE, will also be the
responsibility of the selling party.

compromete a proporcionar a la parte compradora, en un plazo máximo
de 10 días hábiles tras la firma del presente contrato, una certificación
del Registro de la Propiedad competente en el que figure si consta o no
alguna transmisión posterior a la entrada en vigor de la Ley 8/2004 de 20
de Octubre de la vivienda de la Comunidad Valenciana que determine la
sujeción a los derechos de adquisición preferente en los supuestos de
transmisión previstos en el Título II del Decreto Ley 6/2020. En el
supuesto de que la vivienda estuviera sujeta a los derechos de tanteo y
retracto anteriormente mencionados, la parte compradora tendrá la
opción de resolver el contrato, teniendo en tal caso derecho al reembolso
de todas las cantidades entregadas a cuenta.
FIFTH.- The selling party states that the property of this contract is not
subject to the right of first refusal and withdrawal in favor of the
Generalitat Valenciana in accordance with the provisions of Decree Law
6/2020. of June 5, of the Consell, for the expansion of public housing in
the Valencian Community. Likewise, the selling party agrees to provide
the buying party, within a maximum period of 10 business days after
signing this contract, a certification from the competent Land Registry
that includes whether or not there is any transmission after the sale.
Entry into force of Law 8/2004 of October 20 on housing in the Valencian
Community that determines the subjection to preferential acquisition
rights in the cases of transmission provided for in Title II of Decree Law
6/2020. In the event that the home is subject to the aforementioned
rights of first refusal and withdrawal, the purchasing party will have the
option to terminate the contract, having in this case the right to
reimbursement of all amounts paid on account.
SIXTH.- For any reason that arises from the completion of this contract
and its interpretation, each party agrees to submit themselves to the
Courts of the City of Torrevieja, expressly waiving the jurisdiction that
may correspond to them by law, and also submit to Spanish law.

SEVENTH.-. The written Spanish of the present Buy and Sales Contract
will prevail to the the English Translation in the case of any discrepancy.
