evitar consecuencias inaceptables
Mantenimiento preventivo
Mantenimiento predictivo
Maintenance: Combination of all the technical, administrative and management actions carried
out during the life cycle of an item, aimed at preserving it or returning it to a state in which it can
perform the required function.
In simpler words, maintenance can be defined as the constant control of the facilities (in the case
of a plant) or of the components (in the case of a product), as well as the set of repair and
overhaul work necessary to guarantee the regular operation and the good state of conservation of
a system in general.
Therefore, maintenance tasks are applied to fixed and mobile installations, to equipment and
machinery, to industrial, commercial or specific service buildings, to improvements made to the
land and to any other type of productive asset.
The final objective of industrial maintenance can be summarized in the following points:
• Avoid accidents.
• Reduce costs.
In summary, proper maintenance tends to prolong the useful life of the goods, to obtain an
acceptable performance of the same for a longer time and to reduce the number of failures.
TYPES OF MAINTENANCE
Currently there are various systems to undertake the maintenance service of the facilities in
operation. Some of them not only focus their attention on the task of correcting faults, but also try
to act before their appearance by doing so both on the goods, as they were conceived, and on
those that are in the design stage. , introducing in the latter, the modalities of simplicity in design,
robust design, analysis of its maintainability, design without maintenance, etc.
• Corrective maintenance
• Preventive Maintenance
• Predictive Maintenance
Corrective maintenance
Maintenance that is performed after the recognition of a fault and that is intended to put an item
in a state where it can perform a required function.
Corrective maintenance that is not performed immediately after a breakdown is detected, but is
delayed according to given rules.
Corrective maintenance that is carried out without delay after a fault is detected, to avoid
unacceptable consequences
