METODOLOGA
PRIMER PASO: CONVERTIR DAS TILES A DAS CALENDARIO Como un mes = 30 das calendario/25 das tiles, luego Factor de Conversin de das Calendarios a das tiles = 1.20 Entonces, los 175 das calendario se convierten en 175/1.20 = 146 das tiles tiles. SEGUNDO PASO: DETERMINAR EL BUFFER O AMORTIGUADOR DE PLAZO DEL PROYECTO. Nunca debe programarse al filo de la navaja, si no debe considerarse un colchn o amortiguador de plazo (Goldratt). Para efectos prcticos en construccin, fijamos el buffer definiendo un rango: 10% de 146 = 15 du (das tiles) 20% de 146 = 29 du. El Gerente de Proyecto de la Construccin debe decidir, el buffer; en este caso se eligi 29 das.

CONCLUSIONES
1.-La Teora de Restricciones, nos ayuda a resolver un problema antiqusimo en la Planificacin y Programacin de Obras; esto es la automatizacin del nmero de cuadrillas para cada actividad o tarea y por ende un mejor manejo de los recursos diarios. 2.-Nos permite focalizar la tarea ms crtica en funcin al esfuerzo humano, que se traduce en horas-hombre. 3.-Nos obliga a plantearnos desde un inicio del Proyecto a definir por lo menos una ruta crtica. 4.-Nos proporciona una herramienta eficaz para cumplir con xito y a tiempo los proyectos al introducir los buffer o amortiguadores de tiempo. 5.-Podemos definir un mejor plazo de obra para licitaciones, por cuanto muchas veces se definen plazo sin ningn criterio tcnico y solo poltico. 6.-Se puede utilizar el modelo de camino crtico en vez de cadenas crticas de Goldratt, teniendo en cuenta que las restricciones derivadas de recursos escasos sean definidos y traducidos en duracin y secuencia de trabajo. 7.-Es necesario precisar que podemos utilizar mtodos heursticos como cadenas o trenes de trabajo, mtodo chamn de fer para buscar mejores desempeos.

8.-Cada vez ms los modelos y la simulacin en 4D y n dimensiones, as como simuladores como el CYCLONE ( Cyclic Operating of Network) del Dr. Daniel Halpin de la Universidad de Purdue (Indiana-USA) y softwares como el EZStroboscope y MicroCyclone, que utilizan el modelo del Dr. Halpin, estn siendo utilizados cada vez ms para optimizar los ciclos de trabajo en la Construccin. Por otro lado es bueno complementar el mtodo de redes y simulacin con tcnicas desarrolladas por el Dr. Glenn Ballard de la Universidad de Berkeley ( California-USA), como la Programacin Last Planner y Look Ahead Planning para una programacin eficaz ( cumplimiento de metas), que constituye el despliegue de la WBS, luego del nivel de los entregables.

9.-Los softwares actuales de Gestin de Proyectos cuentan con esta herramienta TOC que nos ayuda a buscar alternativas ms apropiadas 10.-Se pueden establecer ms de una restriccin para Proyectos complejos, lo que determina diferentes ritmos en la obra, marcado por los tambores ( actividades restrictivas). 11.-El control a travs del Valor Ganado nos permite, Proyectar el Costo Final e ir a justndolo a medidad que realizamos las evaluaciones (fecha de estado)
