Resolución que Establece un Porcentaje de
12% que Deben Colocar las Instituciones del
Sector Bancario Obligadas a Conceder
Créditos Hipotecarios Destinados a la
Adquisición y Construcción de Vivienda
Principal dentro de la Gran Misión Vivienda
Venezuela.
En la Gaceta Oficial N°39.664 de fecha 02 de mayo de 2011,
fue publicada Resolución N°063 emanada del Ministerio del
Poder Popular para Vivienda y Hábitat.
Por medio de dicha Resolución, se establece en un doce por
ciento (12%) el porcentaje mínimo de la cartera de crédito
bruta anual que con carácter obligatorio deben colocar con
recursos propios las instituciones del sector bancario
obligadas a conceder créditos hipotecarios destinados a la
adquisición y construcción de vivienda principal dentro de la
Gran Misión Vivienda Venezuela.
La cartera de crédito bruto anual será la correspondiente al
31 de diciembre del año 2010.
La distribución del porcentaje fue establecido de la siguiente
manera:
• Del diez por ciento (10%) de la cartera de crédito bruta
anual:
1. No menos del cincuenta por ciento (50%) para créditos
hipotecarios para la construcción de vivienda.
2. No menos de un treinta y cinco por ciento (35%) para
créditos hipotecarios para la adquisición de vivienda
principal.
3. No menos de un siete punto cinco por ciento (7.5%)
para créditos hipotecarios para la Mejora, Reparación y
Ampliación de vivienda principal.
4. No menos de un siete punto cinco por ciento (7.5%)
para créditos hipotecarios para la Autoconstrucción de
vivienda principal.
• Del dos por ciento (2%) de la cartera de crédito bruta anual,
deberá destinarse el cien por ciento (100%) al otorgamiento
de créditos hipotecarios para la construcción de viviendas.
Se deroga la Resolución N 050 de fecha 04 de mayo de
2010, publicada en la G.O N 39.416 de la misma fecha.
La citada Resolución entró en vigencia a partir de la fecha de
su publicación en Gaceta Oficial.

Resolution establishing a 12% Amount to be
Placed by Banking Sector Institutions Required
to Grant Mortgage Credits for Acquisition and
Construction of the Main Dwelling as part of
the Grand Venezuelan Housing Mission
Resolution N°063 issued by the Ministry of Popular Power for
Housing and Habitat was published in Official Gazette
N°39,664 of May 2, 2011.
Such Resolution establishes twelve percent (12%) as the
mandatory minimum percentage of the annual gross credits
portfolio to be placed by banking sector institutions, required
to grant mortgage credits for acquisition and construction of
the main dwelling under the Grand Venezuelan Housing
Mission, with their own resources.
The annual gross credits portfolio shall be that corresponding
to December 31, 2010.
Distribution of the percentage was established in the following
manner:
• Out of the ten percent (10%) of the annual gross credits
portfolio:
1. No less than fifty percent (50%) for mortgage credits for
housing construction.
2. No less than thirty-five percent (35%) for mortgage
credits for main dwelling construction.
3. No less than seven point five percent (7.5%) for
mortgage credits for Improvement, Repairs and
Extension of main dwelling.
4. No less than seven point five percent (7.5%) for
mortgage credits for self-construction of main dwelling.
• Out of the two percent (2%) of the annual gross credits
portfolio, the hundred percent (100%) must be destined to
granting of mortgage credits for housing construction.
Resolution N 050 of May 4, 2010, published in Official
Gazette N 39,416 of that same date, is derogated.
Such Resolution became effective from its publication in
Official Gazette.
