TECHNICAL ANALYSIS OF COMMERCIAL BUILDING: ITEM Technology: Principal inputs Yes Inputs influence the choice of technology, it is applicable

e because the quality of materials use in building may differ. E.g bricks and blocks, masonry units, tiles, etc determine the use of technology in constructing buildings. It is considerable matter, because, you have to consider the total investment that would be required to construct the whole building and making it available for usage. APPLICABLE EXPLANATION

Investment outlay

Yes

Technical arrangements: Support by associates Yes Commercial buildings are usually constructed by associates or in joint ventures, so the support or collaboration is often required in the construction of buildings.

Materials and utilities: Industrial materials

Yes

Industrial materials include concrete blocks, tiles, steels etc, so these are of utmost importance in buildings, so they must be properly checked before starting construction These include materials like oils, grease, chemicals and cleaning materials, they are also used in buildings, so they are also applicable.

Auxiliary materials

Yes

Plant capacity: Technological requirements No Technological requirements which determine the production plant size are not applicable since the plant capacity is of no concern to our project because we are not producing series of products like goods etc.

Resources of the firm

Yes

The resources play most important role in any manufacturing/ construction business, because if the firm is lacking enough resources then it may hamper the process and would require longer time to complete.

Location and site: Availability of infrastructure Yes It includes electricity, water, transport and communication. These must be considered because these are the fundamental needs that determine the demand for space.

Law and order situations

Yes

Machines and equipments: Structure and civil works Site preparation and development

Yes

The law and order situations are also to be considered because the demand for space depends heavily on the law and order situation in the selected location. If law and order situations are good, then demand is likely to be high and vice versa. While selecting machineries and equipments, their suitability and efficiency must be considered. The suppliers of these machineries and equipments must also be authorized and verified dealers This includes leveling of site, demolition of existing buildings (if any), relocation of power and water lines, etc, the site should be prepared and soil must be analyzed whether it is capable of supporting large commercial building or not.

Yes

Outdoor works

No

These include transportation signals, outdoor lightings, etc, these though somewhat sounds reasonable but are not directly related to construction of office building. This include the impacts of project on environment. Since our project is commercial building (containing office space), it is not as such harmful for the environment, so it is ruled out and not applicable.

Environmental aspects:

No

Schedule of project implementation: Work schedule Yes The project should be planned and worked upon as per work schedule designed at the time of project planning. This schedule contains items like starting of work, completion or progress from time to time, date of final completion and other matters like financing, legal issues etc, so it is applicable.
