SCOPE OF WORK
1.0 SCOPE OF WORK: The Work comprises land survey, preparation of detailed construction and shop drawings, supply all materials, design and supply of Pre-engineered Metal Building Systems, decorated space frames and G.R.C. Paragola, constructing and commissioning of Training Center and Conference Facilities including all other activities as more detailed in the Technical Specifications and drawings and at the Companys discretion, Option 1 and 2 Works. In general the Work consist the following: A. Training Center: Training Center consisting of two (2) blocks. North block and South block. These two are connected by a corridor. The North block size is 105.2m/68.15m length x 12.7m width x 4.7m eave height. The size of the connecting corridor is 12.0m length x 3.05m width x 4.8m height. B. Conference Facilities: Conference facilities consist of an Auditorium with Main Entrance lobby having over all size 18.5m length x 18.5m width x 5.9m eave height. The Auditorium is connected with South block of Training Center by a corridor size 10.85m length x 6.0m width x 5.9m eave height. C.

OPTIONAL WORKS: D.1 D.2 D.3 Covered car parking for 40 cars (Option-1) with Asphaltic paved approach roads and Kerbstones. Uncovered car parking for 10 cars (Option-1) with Asphaltic concrete pavement and Kerbstones. All softscape including sweet soil, bark, fertilizers etc. (Optional-2)

The Contractor shall carryout the following but not limited to the same. 1.1 1.2 1.3 Site surveying, setting and layout of all the required works at site. Protecting any existing utilities. Grubbing, excavating top 300mm thick loose soil from the natural ground level on the entire site area and disposing all excavated material as specified in Technical Specifications. The grubbing shall cover the

site of the building and external works such as plinth protection, walk ways, landscaped area and other areas shown in the drawings. 1.4 The buildings for Training Center and Conference Facilities are of preengineered metal building system consisting of main frames of 12.30 M span with eave height of 4.70M at a bay spacing 8.0m to 5.0m for Training Center and 18.1m span with eave height of 5.9m at a bay spacing of 6.0m for Conference Facilities (Auditorium). The main frame columns and rafters are moment connected while the main frame columns are pin connected or hinge connected with reinforced concrete pedestal having structural reinforced concrete foundation system. The building shall have steel purlins and girts for supporting colour coated corrugated metal roof panels (sheeting) and colour coated metal wall panels (i.e. cladding) respectively as per the drawings. The metal building system shall include all wind bracings and other secondary members such as flange bracing to purlins, girts and stiffeners to all openings, all eave trims, etc., complete to make the building leak proof and dust proof. The building also shall have colour coated metal fascia panels at eave level along the perimeter of the building including its structural supporting framework. The work includes design, supply and installation. G.R.C. roof Paragola in Break Area and open platform area between the North and South blocks of Training Center. The work includes design, supply and installation. 2.00m wide and 60mm thick precast interlock tiling as walkways including precast concrete kerbstones around the building as per the drawings. Backfill and compaction with approved soil to form the required slopes and grades in filling the plinth under the ground beams, plinth protection, walkways, planter areas, courtyards and all other open spaces as required as per the drawings. Excavation of soil to the required depths in foundations, ground beams, manholes, trenches etc. Consolidation/vibration of concrete in all kinds of footings, foundations, ground beams, slab on grade, etc. (plain concrete and R.C). Solid cement concrete block masonry works to walls in toilets, wash areas, pantries, manholes etc. All kinds of metal works including decorative space frame at entrances, aluminium enclosures, handrails etc. The decorative space frame work includes design, supply and installation. Red marantine or similar approved medium hard wood sub-frames to all door openings in gypsum board wall partitions.

Fiber glass thermal insulation to the metal roofing and metal cladding of building envelope. All types of wooden, steel, aluminium doors, two (2) hours fire rated steel doors in fire zone separation walls including ironmongery. Aluminium windows and glazed partitions including all types of glass panes. Ordinary gypsum board partitions in all office rooms and corridors. Two (2) hours fire rated fire zone separation walls with fire rated boards including applying rock wool for relevant girts and ordinary type of gypsum board partitions with mineral wool/glass fiber insulation in-fill as sound insulation for all classrooms and seminar rooms. Exposed grid, modular, mineral tile suspended ceiling in all office rooms and corridors including two (2) hours fire rated tiles in electrical rooms airlock areas, entrance and exit areas etc. Perforated (pinhole) type of Acoustical sound absorbing mineral tiles in all classrooms, seminar rooms, computer rooms, library room and Auditorium. Modular aluminium strip ceiling in all wet areas such as toilets, wash areas and pantries/kitchen etc, as specified. Cast gypsum suspended ceiling along periphery in Main entrance lobby, reception, waiting area, classrooms, seminar rooms, Auditorium etc. as shown in the drawings. Painting on cast gypsum, gypsum board and sand cement plastered walls and ceilings. Non-slip ceramic tiles in flooring for classrooms, two (2) seminar rooms, etc. and toilet, wet areas and glazed porcelain tiles on walls of all wet areas such as toilets, wash areas, pantries/kitchen as shown in the drawings. Marble flooring in main entrance, lobbies, reception, waiting area etc., as shown in drawings. Broad loom carpet floor and fixed furniture in Auditorium and in one Seminar room. Fireproofing of mainframe steel columns, rafters and girts in Fire Zone separation walls with two (2) hours fire rated spray coating. All other secondary members such as purlins, girts, etc., are excluded from application of fire protection material.

P.V.C. (roll) sheet floor covering over self leveled concrete for Workshop, stores, electrical, FT rooms etc. screed as shown in the drawings. External water supply including but not limited to tie-in to the existing fresh water system, valve chambers, testing and commissioning, etc. Internal cold and hot water supply including water heaters and filters (domestic type) inside the building, testing and commissioning. Design, supply, install, test, inspect and commission an irrigation network for the external landscaping areas including but not limited to tie-in to the existing brackish water system, road and concrete crossings, water outlets, valve chambers, controllers, RCVs, bubblers, sprayers etc., complete as per the drawings. Drainage and sewage disposal system including sanitary fixtures and fittings, vent pipes, floor drains, clean outs, gulley traps, manholes, septic tank percolating pits etc. Supply, install, test and commission Fire hose real system as shown in the drawing including but not limited to piping, portable extinguishers and tying-in with existing water supply system testing and commissioning. Electrical works such as power and lighting system, earthing system, telephone system, PA system, audiovisual system, CCTV, fire alarm system, computer data system and access control system etc. as following : a. Power and Lighting 1. Supply, lay and terminate the main power cable from UDS # 2 (transformer) to the electrical room. 2. Supply and installation of the new 500 amp moulded case circuit breaker in existing main switchboard of UDS # 2 and make all required modifications to provide electrical supply for air conditioning and power/lighting systems. 3. Supply and installation of the two new main switchboards an emergency sub-main switchboard, auto transfer switch (ATS) and static uninterruptible power supply (UPS) with its required batteries and all accessories in the electrical room, as shown in the drawing. 4. Supply and installation of Distribution Boards (DBs) and Emergency Distribution Boards (EDBs) at the locations shown on drawings.

5. Supply and installation of the change over switches for the air conditioning units at the locations shown on the drawing. 6. Supply and installation of power cables on cable trays and or in conduits from the main switchboards and emergency sub main switchboards to different locations of the distribution and emergency distribution boards and the disconnecting switches and terminate the same from both ends. 7. Supply and installation of lighting fittings, battery packed emergency exit signs, lighting switches dimmers, push buttons and power sockets with their wiring from the distribution boards. 8. Supply, install and commission standby Diesel Generator Set capacity as shown in the drawing. b. Earthing System: 1. Supply, install earthing system to all electrical equipment, A/C equipment and computer system components with appropriate earth cables, tapes and accessories. 2. Connect the earthing system of above equipment to earth rods in earth pits. c. Telephone System: 1. Supply main telephone cables from existing MDF to the new TTC, excavate, lay and back fill for these cables and terminate the same at both the ends (MDF and MDBs). Cables shall run in PVC conduit through manholes as shown in drawings. 2. Supply and install telephone terminal cabinets (TTC) in their particular locations as shown on drawings. 3. Supply and lay telephone wires on cable trunking and conduit between TTC and telephone outlets. 4. Carry out the point to point connection and termination for all telephone wiring starting from TTC upto the telephone outlets. d. Fire Alarm System:

1. Supply and install one addressable type fire alarm control panel along with the back up batteries and charger at the main entrance. Termination of all the loop cables coming from the initiating and output devices to the fire alarm control panel as per layout drawings and as specified in the technical specification. 2. Supply and install detectors manual release stations, bells, horns and interface modules and their loop wiring to the fire alarm control panel as per layout drawings. 3. Supply and install Electromagnetic door holders for the fire zone separation doors and their connection to the interface modules as per drawings. e. Computer Data System: 1. Supply and install PVC trunking and conduits for data cables. 2. Supply and install Category 5e RJ-45 single faceplate and portable RJ-45 sockets. 3. Supply, install and commission switches, mounting racks, patch panels, patch cods and connectors necessary for the computer network. 4. Supply and lay category 5e data cables between desktop and computer room and main computer room and carryout testing on the data cables. 5. Supply, lay and terminate a 24 core single mode fiber optic cable between computer room in proposed Training Centre and the data cabinet in the existing computer room in the Administration building. f. Building Access Control System: 1. Supply, install one smart and stand alone type control panel and terminate all the wiring coming from Keypads, push buttons and door locks. 2. Supply and install electronic key pads, request to exist push buttons, magnetic door locks and their signal and power wiring to the control panel. g. Public Address System: Supply, install, test and commission Public Address System with necessary conduiting, wiring, cables,

racks with specified accessories, microphones, speakers, interfacing with other systems etc., as per drawings and specifications. h. Audiovisual System:

Supply, install, test and commission Audio Visual System with necessary conduiting, wiring, cables, racks, microphones, speakers, DVDs interfacing with other systems etc., in the auditorium and the other Seminar Rooms. i. CCTV System:

Supply, install, test and commission complete CCTV system including necessary conduiting, wiring, cabling CCD controllable type cameras, digital video recorder, video monitor with work station, colour camera etc., as specified in the documents. 1.32 HVAC: Supply, fabricate, install, test, balance, adjust and commission automatic Heating, Ventilating and Air-conditioning (HVAC) system using packaged and split DX system with VVT complete with fresh air filtration and exhaust system etc. as stated below but not limited to the same. The Training Center Building and Auditorium shall be air-conditioned by independent packaged direct expansion units (DX). The air shall be distributed throughout the Training Center building and Auditorium using insulated ducts and recovered by return air ducts. The air volume for each room shall be controlled via variable air volume shutoff type boxes. The fresh air fans shall be connected to H2S gas detectors and fire alarm panels. Provision shall be made for installation of smoke detectors in each section of return air duct or air plenum. Electrical Duct mounted heaters shall be used for heating and reheating complete with automatic controls. The fire smoke dampers and HVAC equipment shall be connected to fire alarm panel for activation. F. Automatically controlled fresh air-gas phase treatment pressurization system using Deep Bed Scrubber (DBS) system complete with Pre-Filter, Bag Filter, Chemical Filters, Fans, Ducts, Motorized Dampers, Pressure Sensors, Differential Pressure Switches, H2S sensors, etc. Each fresh air unit shall be provided with a discharge moderating motorized control damper for to maintain fresh air supply during filter maintenance. G. Electrical Materials and equipment including motors, control gear, cables, wires, conduits, cable trays, trunk fittings, isolators etc. H. Building Automation System (BAS) for automatic control of the HVAC system to achieve the specified environment within the conditioned space. Each mechanical system and building floor plan shall be depicted by a point-and-click graphic. A web server shall gather data from this system and generate web pages accessible on any PC for Operational control. Provision shall be made for future monitoring of occupant card access, fire alarm and lighting control systems. 1.2 OPTIONAL WORKS: The company at its discretion, may required the contractor to execute the following optional works during the course or at the end of the contract and the contractor is obliged to execute the works as per contract documents for the price shown in the bill of quantities, Attachment # 1 to Form of Tender. 1.2.1 Option 1: Car Parking Areas: Option-1 Work consist of all Asphalt works, traffic signs/markings, car park sheds, precast concrete Kerbstones, concrete interlocking unit pavers etc. The Contractor shall carryout the following but not limited to the same. Provide steel structure including RCC substructure as shown in drawings for the covered car parking area for 40 cars complete as shown in drawings to the west of the building.
