REAL ESTATE AWARDS
For real estate on Long Island, 2010 was
supposed to mark a turnaround. Instead,
home sales remained sluggish, prices con-
tinued to sink, and construction starts were
few and far between. The rebound, it
seems, is still a work in progress.
But amidst all the bad news, there were
plenty of silver linings.
Projects like the Brookhaven Rail Termi-
nal, which broke ground last year, will be a
boon to business and could help revive
manufacturing here, providing a cheaper,
faster, more economical and cleaner way of
2011
transporting products.
Plainview-based E.W. Howell kept busy
in 2010 with about $85 million worth of
projects at Brookhaven National Laboratory.
Last year, the Babylon IDA closed 10
deals, helping to create or retain 800 jobs.
The companies that received tax breaks in
2010 also pledged to invest $35 million
into buildings and new equipment.
Just a short walk from the Long Island
Rail Road station, AvalonBay Communities
is building a $90 million, 349-unit rental
complex in the Village of Rockville Centre.
Though the housing market lagged,
Ronni Tranes, from Coldwell Banker Resi-
dential Brokerage in Commack, sold
77 units in 2010 for a total of $34. 7 million.
And then there’s the unstoppable Richie
Cohen of Ashlind Properties in Haup-
pauge. Despite life-threatening illness,
Cohen brokered more than 1.5 million
square feet of industrial space last year.
Here we honor the best in the biz for
2010 and hope for a bigger bounce in 2011.

Brookhaven Rail Terminal
n TOP COMMERCIAL DEVELOPMENT PROJECT
Only 1 percent of Long Island’s freight
currently arrives via rail. According to the New
York Metropolitan Transportation Council,
freight transportation for the region will jump
47 percent over the next 25 years. The
Brookhaven Rail Terminal will be a boon to
business and could help revive manufacturing
here, providing a cheaper, faster, more econom-
ical and cleaner way of transporting products.
The rail terminal just south of Exit 66 of the
Long Island Expressway will be served by

Toledo-based US Rail and used to transport
heavy materials like crushed stone used in
asphalt production, lumber and other large
freight. The project will provide about 60
construction jobs and about 25 permanent
jobs and take at least 40,000 trucks off the
expressway in its first year of operation.
Other partners in the venture include
Westbury-based Pratt Industries and Watral &
Sons in Bay Shore, Landbridge Intermodal and
D.A. Collins Cos.

Surgeons’ office giveaway

n MOST CREATIVE COMMERCIAL DEAL

The doctors at Island Surgical and Vascular Group

left their 5,000-square-foot medical offices in Islip
Terrace for more spacious digs in Bay Shore, but after
more than a year of trying, they couldn’t find anyone
interested in taking their old place. That’s until Jamie
Winkler, left, owner/broker of West Islip-based Jamie
Winkler Real Estate, helped convince them to donate
it to a nonprofit preschool seeking space in Suffolk.
Winkler discovered that donating the medical office
worked better than a sale because the charitable
write-off of $600,000 exceeded the low price asked for
the building. The deal also provided a free space for
the Morgan Center, a nonprofit preschool for children
with cancer.

n TOP GREEN PROJECT (PUBLIC)
One of the many projects Plainview-based E.W.
Howell is working on at the Brookhaven National
Laboratory is the $46 million Interdisciplinary Science
Building, an 87,000-square-foot LEED certified Gold
facility, where improvements to the transmission and
storage of renewable energy will be developed.
The new energy-efficient and environmentally
sustainable laboratory building will provide high-accu-
racy laboratories and group existing energy research
scientists into one facility to foster and realize the sci-
entific benefits of multidisciplinary collaboration.

n TOP GREEN PROJECT (PRIVATE)
Quadrangle Properties, the developer of this new 36,000-square-foot
mixed-use project in Hauppauge, has applied for a LEED Gold rating. A
solar photovoltaic system installed on the building’s roof captures sunlight
from 360 degrees, providing more than 25 percent of the power for the
center’s common areas including the lights in the parking lot.
The shopping center was built with renewable materials, and recycled
materials from the former buildings on the site were incorporated into
construction.

Dix Hills ice Rink

n TOP GOVERNMENT DEVELOPMENT
Plainview-based Wenger Construction’s $14 million
Dix Hills Ice Skating Rink project for the Town of
Huntington involved the renovation of the existing
36,560-square-foot facility as well as the addition of a
new 43,240-square-foot indoor ice skating rink. New
locker rooms, bathrooms, concession and food service
facilities are part of the newly completed job.

The new Simons Center for Geometry and Physics

at Stony Brook University was made possible by a
$60 million donation from James Simons. The
project, designed by Perkins Eastman, creates a
dynamic environment for interaction, academic study
and collaboration among the two schools of thought.
Elements include a 250-person lecture hall/auditori-
um, office space, seminar rooms, a multi-story atrium
and open discussion areas. A pedestrian bridge joins
the new center with the existing math tower and
physics building.

n TOP HOSPITALITY DEVELOPMENT (NASSAU)

Redeveloped on the site of the former Westbury

Bowl, the Viana Hotel and Spa is one of the newest
boutique hotels to open on the Island.
The hotel incorporates the five elements of feng
shui – fire, water, wood, metal and earth – with green
building, solar energy, advanced water conservation
fixtures such as dual-flush toilets and LED lighting.
The Viana features an adult game room, complete with
an Xbox, satellite television, a DVD player and board
games. There’s a full-service restaurant fusing
traditional Italian cuisine with an Asian touch using
electronic menus plus six spa treatment rooms with
names such as Harmony, Zen and Unity.

The Hotel Indigo East End is the Intercontinental

Hotels Group’s first hotel on Long Island and part
of the company’s new boutique brand. The former
100-room Best Western was converted last year into
the suave inn by Garden City-based Jaral East End
Hotel Corp.
Located at 1830 West Main St. in Riverhead, just
steps from the entrance to the Tanger Outlet Center,
Hotel Indigo East End has a fitness center, business
center, two meeting rooms totaling 8,000 square feet
and a restaurant called Bistro 72 that features locally
grown, organic ingredients and regional wines.

n TOP MIXED-USE PROJECT

Ray Dickhoff, owner of Riverhead-based NF

Management, is building 52 work-force apartments
above an 8,000-square-foot ground-floor retail
space on Peconic Avenue in downtown Riverhead.
The units – studios and one- and two-bedrooms -
will be priced between $900 and $1,400 a month,
bringing much-needed foot traffic to downtown
restaurants and shops when they’re finished in late
2011. A restaurant will be the main retail tenant of
the project, known as Summer Wind Square, which
is replacing three rundown buildings.

n TOP OFFICE SALE

Jericho-based Metropolitan Realty Associates and

its equity partner Manhattan-based Angelo Gordon
Co. bought a 335,000-square-foot office building in
Garden City for just $15 million, or $45 per square
foot. To help show how much of a discount that was, a
similar 235,000-square-foot office property there sold
for $162 per square foot just two years earlier.
The seller was Yonkers-based AVR Realty and
Guardian Life Insurance, which holds the mortgage.
Built in 1947, the building originally served as a manu-
facturing plant for General Bronze Corp., a maker of
metal window and door fixtures. Grumman later
acquired the 17-acre property, renamed it Plant 36 and
used it to manufacture parts for the Air Force’s EF-111
electronic warfare jets and, later, Grumman flexible
buses. AVR converted the building to its current use
in 1984.
BJ’s Wholesale Club, the Natick, Mass.-based retail-
er, recently leased 121,000 square feet at the building.

Richard Cohen of Hauppauge-based Ashlind
Properties and colleague Michael Landsman brokered the
$21 million sale of a 248,000-square-foot building in
Central Islip to furniture retailer Raymour & Flanagan.
The seller was Jeffrey Rosmarin, who had leased the
property to Raymour & Flanagan with a two-year option
to buy. The building, with 40 loading docks and 40-foot
ceilings, was once a warehouse for Seaman’s Furniture.
Fairhaven Apartments
n TOP MULTIFAMILY SALE
Plainview-based Eagle Rock Management acquired 1,666 Fairhaven
garden apartments from the Nelkin family last year for about $229.7
million in one of the largest apartment deals ever on Long Island.
The Fairhaven apartment complexes, located in Carle Place,
Hicksville, Mineola, Nesconset and Woodbury, weren’t on the market.
Eagle Rock, owned by Mark and Adam Seelig, already owns and
manages 12 apartment communities in Nassau and Suffolk, including
those in Seaford, Levittown, Freeport, North Bellmore, Copiague,
Rockville Centre and Huntington Station.
John Thomas of Select Realty Investment Advisors in Smithtown
represented Eagle Rock in its acquisition of the portfolio.

Marchon Eyewear
n TOP OFFICE LEASE

The Marchon Eyewear lease of 76,000
square feet at 201 Old Country Road in
Melville was the largest office lease of 2010.
The company, one of the world’s largest
manufacturers and distributors of eyeglasses
and sunglasses, will use the space as its global
headquarters. Marchon markets its products
under designer names such as Calvin Klein,
Diane von Furstenberg, Nautica and Michael
Kors. The company employs about 2,300 peo-

ple worldwide, with about 500 on Long Island.

ney Peter Curry of Farrell Fritz represented
Marchon in the deal.
Owner Grand Metro Builders, headed by
John Cacoulidis, was represented by Daniel
Dornfeld of Dornfeld & Nasis. Grand Metro
acquired the 217,000-square-foot building in
June through a mortgage auction.

DSW plaza, Lake grove

n TOP RETAIL SALE

The 251,222-square-foot DSW Plaza in Lake Grove

was plucked from the portfolio of Centro Properties
Group last year by two Long Islanders, Irving
Pergament and Sam Shalem, for $48 million.
Pergament and Shalem own Manhattan-based Prestige
Properties, best known for developing Bay Plaza on
swampland in the Bronx 25 years ago. Prestige also has
centers in New Jersey and Pennsylvania, but DSW
Plaza will be its first on Long Island.
The deal required an equity stake of 40 percent.
Prestige assumed a $27 million mortgage on the center
with an interest-only 4.75 percent rate.

Global Tissue Group’s long-term lease for a
232,135-square-foot building in Yaphank was
2010’s largest industrial lease.
The building was formerly occupied by
Whitman Packaging, an affiliate of Estee
Lauder, which left the property at the end of
2009. It was built on 29 acres in 1989 by Estee
Lauder and sold to Reckson Associates in 1995.

Lowe Properties is transforming the 80-

E.W. Howell
n COMMERCIAL BUILDER OF THE YEAR
In another slow year for new construction on
Long Island, Plainview-based E.W. Howell
kept busy with about $85 million worth of
projects at Brookhaven National Laboratory.
Besides the new buildings at Light Source II
awarded to Howell last August, the company
has two other new projects under way at BNL.
One is the $46 million Interdisciplinary
Science Building, an 87,000-square-foot LEED
certified Gold facility, and a $15 million expan-
sion of the Central Chilled Water facility.
Howell so far is constructing three of the five
buildings planned around the new light source
structure, each with its own access to the ring
that will be able to produce X-rays 10,000
times brighter than BNL’s current synchrotron
light source.
The 119-year-old company worked on
buildings at the lab in the 1970s. Since 2004,
Howell has already completed about
$70 million worth of construction there.

The Blumenfeld Development Group cut the
ribbon in January on a new 112,000-square-
foot Lifetime Fitness health club at 300
Robbins Lane in Syosset, just behind the
developer’s offices.
The massive club includes a full spa, Aveda

trainers and nutrition coaches. The Syosset
Lifetime club also offers 24-hour access to
dedicated group exercise, Pilates and yoga
studios, a cycle theatre, a mixed martial arts
room, and more than 400 pieces of cardiovas-
cular and resistance training equipment.
Long Island’s first Lifetime site was once
targeted for a Lowe’s Home Improvement
store. It sits just west of the Town of Oyster
Bay’s new athletic fields and about a block from
the 39-acre former Cerro Wire property.

Hempstead iDA
n IDA OF THE YEAR (NASSAU)
When part of the state’s industrial development agency law
expired three years ago, it shut off the flow of cash for building at
schools, hospitals and other not-for-profits, shelving billions in
shovel-ready IDA construction projects statewide.
But following the lead of the Hempstead IDA, several Long
Island IDAs got around the problem by forming local development
corporations, or LDCs, community-based authorities that can issue
tax-exempt bonds for financing.
Hempstead’s LDC helped finance a bunch of nonprofit projects
in the past couple of years, including $31 million for dorms at
Adelphi University in Garden City and about $50 million for dorms
and a campus center at Molloy College in Rockville Centre.

Babylon iDA
n IDA OF THE YEAR (SUFFOLK)
While most IDAs’ tax breaks start at 50 percent and last 10 years,
the Babylon IDA offers a 60 percent starting reduction in property
taxes that last for a period of 12 or 15 years.
Last year, the Babylon IDA closed 10 deals, helping to create or
retain 800 jobs. The companies that received tax breaks in 2010 also
pledged to invest $35 million into buildings and new equipment.
Some of the companies assisted by Babylon IDA tax breaks
included Viacom Computer Services in Farmingdale with 50
employees, Action Envelope in Lindenhurst with 30 employees and
FragranceNet in Deer Park with 110 employees.
