TENANCY A GREEM ENT

This Agreement made this the 12 th day of January, Two

Thousand Eleven BETWEEN SRI BANKU PAUL son of late

Ganesh Chandra Paul, of 102, Naba Nagar, Police

Station - Jadavpore, Kolkata - 700032, hereinafter

referred to as the "LANDLORD " ( which term or

expression shall unless excluded by or repugnant to the

context be deemed to mean and include his heirs,

executors, administrators, legal representatives and

assigns ) of the ONE PART

of Flat No. B-12, PRACHI KANISHKA APT, Bazar Samity Road,

Rajendra Nagar, Patna – 800 016 , at present residing at South Eastern

Corner flat in the ground floor of Premises no. 102, Naba Nagar, Police

Station - Jadavpore, Kolkata - 700032, hereinafter referred to as the

“TENANT ” (which term or expression shall unless excluded by or repugnant

to the context be deemed to mean and include his heirs, etc. as per

provision of law) of the OTHER PART,

WHEREAS the landlord herein being the owner of a three storied

building in premises No.102, Naba Nagar, Police Station - Jadavpur,

Kolkata - 700032, while in vacant possession of a self contained flat on

the South eastern corner of the ground floor in the said premises was

approached by the tenant herein who was then in dire need of

accommodation, to accommodate him in the said ground floor flat for a

period of eleven months on monthly rental basis.

AND WHEREAS the landlord herein after considering the proposal

of the tenant herein and after considering the said need of the tenant

herein for an accommodation agreed to let him out the said ground

floor flat on certain terms and conditions to which the tenant herein had

agreed.

AND WHEREAS to avoid future complications the parties to this

agreement enter into this agreement this day after incorporating

the said agreed terms and conditions into this agreement as

follows: -

TERMS AND CONDITIONS;

1. That the landlord herein has let out and the tenant herein has

taken on rent all that the south eastern corner flat in the ground

floor of premises No. 102, Naba Nagar, Police Station - Jadavpore,

Kolkata-700032 consisting of two rooms, one drawing cum dining

cum kitchen and one bath and privy morefully and particularly

described in schedule hereunder written and is hereinafter

referred to as the “ tenanted portion".

2. That the tenancy of the tenant herein is only in respect of the

said tenanted portion in the said premises and the said tenancy is

for a period of 11 (eleven) months only.

3. That the said tenancy of the said tenanted portion has commenced
on and from 01.01.2011 and it will continue upto 31.11.2011 i.e. for
eleven months only.

4. That the tenant herein shall pay a sum of ` 6,000/- (Rupees Six

thousand) only per month to the landlord herein towards rent of

the said tenanted portion for the said period of eleven months

only.

5. That the tenant herein shall pay the said amount of rent to the

landlord herein within 7th (seventh) day of each month for

which it falls due.

with possession of the said tenanted portion or any part thereof .
