EXTRA-JUDICIAL SETTLEMENT OF ESTATE WITH ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

as follows:

1. That we are the legitimate children and sole heirs of the deceased _____________

any outstanding debts or accounts;

KNOW ALL MEN BY THESE PRESENTS:

This DEED, made and executed by and between VICORIO C. COREZ,


married to ANELA D. COREZ, of legal age, Filipino citizen, and resident of 15
Matias St., San Francisco Del Monte, Quezon City, hereafter called the
VENDOR, and SPOUSES HENRY S. LZO and RSMARIE S. LZO, of legal age,
Filipino citizen and with postal address at Lot 3 Palmera Homes, Quezon
City, hereinafter called the VENDEES.

That, for and in consideration of the sum of five hundred twenty


three thousand and eight hundred Pesos (P523,800), Philippine currency,
the receipt whereof is hereby acknowledged from the VENDEES to the
entire satisfaction of the VENDOR, said VENDOR does hereby sell, transfer,
and convey, in a manner absolute and irrevocable, unto said VENDEES,
their heirs and assigns, that certain real estate, together with
improvements thereon, situated at Lot 3 Block 3 Phase1-B, Palmera Homes,
Quezon City and more particularly described as follows:

Q. City, M. Mla. Bounded on the SE., along line 1-2 by Lot
4, Blk.3 of cons. Subd. plan; on the SW., along line 2-3 by
Lot 4; on the W., along line 3-4 by Lot 5, both of the plan
Pcs-2344; on the NW., along line 4-5 by Lot 2, Blk. 3, and
on the NE., along line 5-1 by Road Lot 2, both of the cons.
& subd. plan. Beginning at a point marked “1” on plan,
being S. 53 deg. 34’E., 1306 43 m. from LM no. 10, Tala
Estate; thence S. 4 deg. 31’W., 13.72 m. to point 2; thence
N. 85 deg. 29’W., 11.66m. to point 3; thence N. 4 deg.
19’W., 14.56 m. to point 4; thence N.85 deg. 41’E.,
10.78m. to point 5; thence S. 49 deg. 58’E., 4.00 m. to the
point of beginning, containing an area of ONE HUNDRED

to are indicated on the plan and are marked on the ground

survey, Sept. 1907-March 1908, that of the cons. & subd.
survey, Feb. 29-March 22, 1988, approved on May 11,
1988.”

of which said VENDOR is the sole and exclusive owner in fee simple, his
title thereto being evidenced by TCT No. 67541 issued by the Registrar of
Land Titles and Deeds of Quezon City.

That the VENDOR hereby warrants valid title to, and peaceful
possession of, the property herein sold and conveyed, and further declares
that the same is free from all liens and encumbrances of any kind
whatsoever.
