Rental Criteria & Lease Application

General Policies

▪ All properties have no smoking policy and a no pet policy. For registered service animals, attach registration to application.
▪ Renters insurance should be effective during the lease term with insurer of tenants’ choice.
▪ Property is for residential use only, not for business use. We do not accept sub-lets, under any circumstance.
▪ All utilities will need to be opened in the tenants’ names listed on the lease.
▪ The tenant is responsible for lawn maintenance at the property.
▪ One application per occupant 18 years of age and older is required. All adults will be considered lease holders and will have
financial responsibility. Only these applicants may reside in the property upon approval. Allowing unauthorized occupants to
reside in the property, will be terms to terminate the lease.
▪ If rental criteria cannot be met, no co-signers, guarantors or higher deposits will be accepted to fulfill requirements. If one
applicant is denied, all co-applicants will also be considered denied.

Rental Criteria
Proof of Identity
Each applicants’ identity will be verified. Applicants that cannot complete the identity verification from TransUnion SmartMove will be
denied.

▪ submit a color or legible copy of a social security card or certified copy of social security card

Criminal Background Report & Public Records


Each applicants’ criminal background report will be reviewed.
▪ Felony convictions will result in an automatic denial; these conviction(s) may involve: murder, burglary, sexual assault, assault,
indecency with a child, prostitution, human trafficking, elder or child abuse, sex offenses, drug offenses, similar offenses,
vandalism, any violent crimes, etc.
▪ Misdemeanor convictions involving to any violent crime will result in an automatic denial.

Credit Score & Report


Each applicants’ credit score and report will be reviewed.
▪ Applicants with a credit score below 600 will require three (3) verifiable rental references/mortgage references or three (3) years
of verifiable rental history.
▪ Unpaid balances owed to previous landlords for any reason including unpaid utility bills, broken leases, damages etc. are
automatically denied. If an unpaid balance has been paid, but credit report reflects unpaid; attach proof of payment and contact
information for the creditor to confirm the balance has been satisfied.
▪ Open/active bankruptcies and federal tax liens are automatically denied.

Rental & Mortgage History


Each applicants’ rental references and mortgage references will be verified. Provide the last three (3) known addresses or the past
three (3) years of references and complete contact information for each.
▪ Rental references: A rental reference may only be where the applicants’ name appears on the lease as a lease holder with
financial responsibility. Sub-let leases; the applicant must be on the sub-let lease approved by the landlord. Inform your
references they will be contacted via email to complete a written residency verification form to verify information such as;
compliance with lease terms, fulfillment of lease term, no broken leases within the past 10 years, payment history, number of late
payments, care and condition of property, complaints, cooperation with repairs, unauthorized pets, unauthorized occupants,
deposit deductions etc.
▪ Mortgage references: A mortgage reference may only be where the applicants’ name is on the deed, mortgage and credit report.
Payment history will be verified based on the credit report.

Nation Wide Eviction Report
Each applicants’ eviction report will be reviewed.
▪ No present or prior eviction filings or judgments regarding rental properties or real estate transactions for any reason with the
past ten years.

Proof of Employment & Income


Each applicants’ employment and income will be verified. Monthly household net income must be at least three (3) times the rent
amount and may be combined with co-applicant income. Provide employment information for the employer to be contacted to verify
current employment.
▪ For hourly, commission and salaried applicants: submit the past two months of current paystubs.
▪ For self-employed applicants: submit personal tax returns for the past two years and past two months of personal bank
statements. If not filed for current year, include past six months of personal bank statements. Business bank statements and
business tax returns will not be accepted.
▪ For new job and relocation applicants: submit offer letter on company letter head with contact information to be verified and
past two months of personal bank statements.
▪ For retirement applicants: submit most current personal bank statement with a balance of at least 18 times the monthly rent.
▪ For supplementary monthly income: include award letter or statement from the issuing agency.

Application Process
How to apply
Scan and email the completed application along with all supplementary documents as one PDF document to the email address;
yminvestments@outlook.com. You will receive a confirmation email once application has been reviewed and a separate email from
the tenant screening service.

How to pay the application fee


Once the completed application has been submitted and reviewed each applicant will receive the email request from the screening
service, TransUnion SmartMove. Every occupant 18 years of age and older must apply and have a separate email address. You must
use the link included in the email to login to the site. The non-refundable application fee is $40.00 plus tax payable by credit or debit
card online via TransUnion. No other credit reporting documents will be accepted. TransUnion SmartMove customer service phone
number is 1-866-775-0961.

Processing time
Applications are verified within 2 business days. Applications are not considered “pending” until paid. Applications with incomplete
information will not be processed. The status of an application may be checked at any time during processing via email. Applications
may be withdrawn at any time via email, please be informed the application fee will not be refunded. Applications that have not
cleared after two business days will be denied.
▪ Denied applicants, will receive the application feedback via email. If one applicant is denied, all co-applicants will also be
considered denied.
▪ Approved applicants will receive the lease offer via email. It will include a draft of the lease agreement, move-in options and
totals due.

In the event, multiple applications are submitted


All submitted applications will be processed simultaneously and all will be submitted for approval. Formal agreement starts when both
parties enter the lease agreement and all fees are paid.

Once approved & deposit to hold


Once application is approved, applicant has 1 business day to proceed with either of the following;

▪ Immediate move-in
Security deposit and first months’ rent, or pro-rate rent are due, in full. Lease will be signed, and you will be given access to the
property immediately.

▪ Deposit to hold policy


The security deposit, in full, may be paid to hold a property for up to 14 calendar days. On the 15th calendar day, the first month
rent or pro-rate rent (if applicable) and are due, in full. Access to the property is given until all funds are paid. On the 15th day,
the lease will be signed, and you will be given access to the property. If you are not ready on the 15 th day or if you change your
mind, THE ENTIRE AMOUNT OF DEPOSIT WILL NOT BE REFUNDED. We will move on to the next application.

Methods of Payment Accepted
Move-in funds must be in the form of cashier’s check, money order or cash to ensure funds clear immediately. Deposit and pro-
rate/rent must be paid in separate items. Monthly payments will be required to be paid in the form of ACH/automatic bank
withdrawal by signing up for payyourrent.com. No other methods of payment are accepted besides those listed here.
