DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLLUTE SALE is entered into and executed by


and between:

MARIA KRISTEL YMAS MELENDRES, of legal age, Filipino,


married to JEFF LEONARD BAAY MELENDRES, with residence at Lot 3, Block
4, Camella Homes, Pajak, Lapu-Lapu City, Philippines with the authority to
sell a parcel of land, is hereinafter referred to as the
VENDOR/TRANSFEROR;

-AND-

NECITA WELMA NAVARRO YMAS, of legal age, Filipino, married


to LEONARDO ESPELLARGA YMAS, with residence at Lot 3, Block 4, Camella
Homes, Pajak, Lapu-Lapu City, Philippines, is hereinafter referred to as
VENDEE/TRANSFEREE.

WITNESSETH:

The VENDOR/TRANSFEROR is the owner of the lot and its


improvements as evidenced in Transfer Certificate of Title No. 110-
2018001012, particularly described as follows:

“Owner: MARIA KRISTEL YMAS MELENDRES, OF LEGAL AGE,


FILIPINO, MARRIED TO JEFF LEONARD BAAY MELENDRES
Address: LOT 3, BLOCK 4, CAMELLA HOMES, PAJAK, LAPU-
LAPU CITY”

TECHNICAL DESCRIPTION:

“A PARCEL OF LAND (LOT 3, BLOCK-4, OF THE SUBDIVISION


PLAN, PSD-072226-026400, BEING A PORTION OF LOT
3689, OPON CADASTRE, L.R.C. RECORD NO. 1008),
SITUATED IN THE BARANGAY OF MARIBAGO, CITY OF
LAPU-LAPU, ISLAND OF MACTAN. BOUNDED ON THE NW.,
ALONG LINE 1-2, BY LOT 4, BLOCK-4, ON THE NE., ALONG
LINE 2-3, BY ROAD LOT 3, ON THE SE., ALONG LINE 3-4, BY
LOT 2, ON THE SW., ALONG LINE 4-5, BY LOT 24, AND
ALONG LINE 5-1, BY LOT 14, ALL OF BLOCK-4, ALL OF THE
SUBDIVISION PLAN. XXX

CONTAINING AN AREA OF EIGHTY EIGHT (88) SQUARE


METERS, MORE OR LESS. XXX ”
WHEREAS, the VENDOR desires to sell the above-mentioned
property and the VENDEE agrees and promises to buy the aforementioned
property including the improvements therein.

NOW THEREFORE, for and in consideration of the sum of


Seven Hundred Thousand (Php 700,000.00 ) Philippine currency, receipt of
which is hereby acknowledged by the VENDOR to her full satisfaction, the
VENDOR does hereby SELL, TRANSFER, and CONVEY the above parcel of
land and its improvements, unto VENDEE, her successor and assigns,
absolutely and free from all liens and/or encumbrances.

The VENDOR hereby undertakes that their heirs, successors,


and assigns shall warrant and defend the title to the real property subject
of this DEED OF ABSOLUTE SALE against all claims of all persons or entities.
The VENDOR already relinquished possession of the property subject of this
agreement to the VENDEE and will defend the latter against all judicial or
administrative actions for eviction.

That the VENDOR complied with the provisions of ART. 1623 of


the New Civil Code as well as the Land Reform Code of the Philippines.

IN WITNESS HEREOF, the parties have hereunto set their hands

this acknowledgement is written, with every page thereof duly signed by
the parties including their instrumental witnesses, at the bottom or left
margin thereof and sealed with a notarial seal, refers to a Deed of Absolute
Sale of Real Property located in the City of Lapu-Lapu.
