TENANCY AGREEMENT

where the context so requires or admits include his/her successors or assigns of the one part) and

the Tenant (Which expression shall where the context requires, include his/her successors and

 AGREEMENT WITNESSES

 TENANT HEREBY AGREES WITH THE LANDLORD AS FELLOWS:
1. To bear, pay and discharge all utility bills promptly.
2. To keep the interior of the premises, locks and other fittings in good tenantable condition.
3. Not to allow upon the premises inflammable chemicals or anything that might pose danger
to the landlord or occupant in adjoining property.
4. Not to sublet the premises to any other person for cash or any other consideration.
5. To give notice in any form to the landlord Three clear months before expiry of any intension
to renew or discontinue the tenancy.
6. Tenant must pay one month deposit for after termination repairs that is if the current
premises is not in standard as it was, but if nothing gets damaged then the sum of month
deposit have to be refunded back to Tenant.
7. To permit the landlord and its assigns or agents authored after written and adequate notice
to the tenancy to enter upon the premises in checking the premises is in standard.
 THE LANDLORD COVENANTS WITH TENANT
1. To repair any internal and external fittings which might be in despair as result of wear and
tear.
2. To repair the premises to acceptable standard.
3. To discharge any utility bills that might be in arrears before the beginning of the tenancy.
4. To inform the tenant in any communication , three clear months before the expiry of the
agreement , any decision not to or renew tenancy.
5. Any notice required to be served here under shall be sufficiently served on either party by
any communication reaching the landlord.
6. The tenant paying the rent hereby reserved and observing and performing the several
covenant and stipulations herein contained on his/her part, shall peacefully hold, possess
and enjoy the use of the premises without any interruption or hindrance by the landlord, or
anybody claiming to act on his behalf.
