LEASE AGREEMENT

This lease made & entered at Islamabad on this day

BETWEEN

Mr. Muhammad Mehrul Hassan R/O H# 1190 Street# 15 G-14/4 Islamabad (hereinafter called the Owner
of the house which terms include his heirs, executors, administrators ,assign & successors in-interest) as the
first party
AND

The particulars hereto for the consideration hereinafter agree as follows:

1- The Tenant SOLEMNLY DECLARES that he is a peaceful citizen of Pakistan and there is no case
of criminal nature against him in any national or international court of law,& he agrees to provide
all necessary information under the recent requirements of the law enforcement agencies
necessary for renting a residence in Islamabad.
2- THE PREMISES: The Owner of the house to lease to the tenant the premises of Ground Portion.
It has attached baths located at the ground floor of H# 1190 Street# 15 G-14/4 Islamabad. The
Accommodation consists of 2 bed room with attach bath, One Drawing room with attach bath.
One Lounge, one porch, one kitchen. It has a common gate that opens towards main road. It must
be kept locked for better security all the times. The porch having capacity of two vehicles and
tenant will avail parking of one vehicle.
3- DURATION OF LEASE: The lease shall be till ______ commencing from ______. This may
extend for further years after the consent of owner of the house.
At the end of the lease agreement the Tenant shall have no right to holdover & must vacate the
said premises.
4- The lease can be terminated upon the issuance of 1 month notice by the Owner of the house or the
Tenant as per the following terms:
a. If the Owner of the house terminates the agreement then she shall return rental payment made in
advance by the Tenant for the period to the lease Agreement (unutilized rent).
b. A month will be counted in weeks without any fraction of days. For example 1 to 7 days will be
counter as one week.
c. If the Tenant terminates the agreement he will be have to forgo the remaining amount of rent paid
in advance for the lease period.
5- RENT PAYMENT: The monthly rent of the premises is RS._____ (only). After expiry of the deed
the tenant may take up the said Accommodation as agreed by both parties with new terms &
conditions. Upon signing of the agreement, tenant shall pay 2 months advance rent.
6- SECURITY DEPOSIT: At the time of signing of the lease agreement, the tenant shall pay to
Owner of the house a security deposit equal to 1 month rental value, which is to be returned to the
tenant after 15 days of termination of the lease deed after first being applied by Owner of the
house against cost to repair of any damage caused to the demised premises & or any outstanding
rent due to the Tenant.
7- UTILITY CHARGES & TAXES: The tenant shall pay electricity, gas and water charges of the
accommodation of the ground floor.
8- THE Tenant shall promptly pay all the bills on account of any newspaper /magazine that she may
subscribe through local newspaper distributors.
9- PEACEFUL OCCUPANCY: The tenant & the Owner of the house shall enjoy quiet & peaceful
possession of the premises without disturbance caused by the either party. The Owner of the house
of his representative shall have the right to inspect the conditions of the premise to inspect any
defects caused by any act of the tenant or his servants(s).The Tenant shall allow the Owner of the
house the right to such inspection with or without prior notification.
10-REPAIRS: The Tenant agrees to make any repairs or fix any deficiency accordingly. Tenant
shall have the right during the time of lease with the prior consent of the Owner of the house to
make at his own cost, improvements of temporary nature & to place fixtures & fitting in or upon
the premises which may not damage the accommodation, walls, ceiling, roof, fitting and fixtures
of the accommodation. These fixtures, fittings& improvements made by the tenant at his own cost
shall remain the right of the Tenant & may be removed at any time while the tenant is in
possession of the premises during the course of this lease Agreement in a manner which leaves the
premises in a state comparable to the one in which he was handed over the premises by the Owner
of the house.
11-IMPROVEMENT BY THE OWNER OF THE HOUSE: The Tenant agrees to any plan of
renovation /reconstruction /sale of the property by the Owner of the house to either the rented
accommodation or the entire property. Accordingly, the tenant will have no objection to vacate the
premises as notified under the terms & condition of the Agreement.
12-USE OF THE PREMISES: The tenant agrees to use the premise for residential purposes for
HIMSELF only & not to assign underlet or sublet the premise to anyone without prior written
consent of the Owner of the house.
13-The Tenant agrees and will be responsible for the upkeep and cleaning, all fittings in the
premises, and will dispose off garbage outside the residential premises in CDA dumpsters meant
for this purpose.
14- The owner will attempt to arrange water supply through drilling/boring for new water
connection point.
THE OWNER OF THE HOUSE AS WELL AS THE TENANT DOES HEREBY ACCEPT THE
TERMS AND CONDITIONS OF THIS LEASE AS BINDING ON EACH OTHER.
