RENT AGREEMENT-CUM-LEASE DEED

This rent agreement cum lease deed is executed on this 30th day of June 2017 at Patiala (Punjab)
between _______________________ (PAN No.__________________) son of S.______________
resident of House No._________________________ (hereinafter called the landlord/lessor/Party No.1,
which expression shall mean and include her heirs legal representatives and assigns) of the one part AND
___________ (PAN No. ______________) wife of ___________________ resident of
_____________________ (hereinafter called tenant/lessee/party No.2).
Whereas, the party No.1 i.e. landlord is absolute and rightful owner of building measuring _____
sq. ft. i.e. Both No.__, (Ground Floor), Opp. Punjabi University, Patiala.
Whereas, the tenant i.e. party No.2 has agreed to take the portion of the site i.e. both No. _____
(Ground Floor) measuring ____ sq. ft. covered area approx. and both the parties hereto are desires the
terms and conditions in writing. Therefore, this agreement witnessed and agreed to between the parties as
under:-
1. That the tenancy will commence from 1st July 2017 and shall remain in force according to mutual
consent of both the parties i.e. upto 30.5.2018.
2. That the monthly rent has been settled as Rs.______________/- (Rupees
___________________________________ Only) for the said portion and the same shall be paid
by way of cash/cheque on every 2nd of Each English Calendar month against proper receipt.
Without receipt no rent will be considered as paid.
3. That the present agreement is being executed only for 11 months. However, it can be extended
further as per mutual consent between the parties.

4. That the security of Rs.________________ paid by tenant shall be refunded without any interest
as and when he will vacate the premises clearing all the dues.
5. That after 11 months i.e. from 30.5.2018, if the tenant wants to continue the business in the rented
premises, in that eventuality, the amount of rent will be enhanced by ___% on the last paid rent.

6. That the tenant has agreed to pay monthly charges of electricity, sewerage charges of the tenanted
premises besides the monthly rent of rented premises. Besides this, the other taxes including
property tax etc. or any other tax as prescribed time to time by the state/govt. authorities shall be
paid by the leasee/tenant.

7. That the tenant shall not sublet assign or part with the possession of the premises and will not
make addition/ alteration of any type in the rented premises and shall use the rented portion
properly.
8. That there is a electric connection provided in the said premises, which is in the name of landlord
and the tenant is bound to pay the regular electricity consumption charges to the PSPCL
authorities and the tenant shall be bound to clear all dues of electricity, water etc., before vacating
the premises and in case no electricity charges are paid or deposited within one month of due
date, then landlord is at liberty to disconnect the supply.

9. The tenant shall use the said premises with the due care and caution and shall handover back to
the landlord in same condition as it was provided to him at the time of this agreement.

10. That the tenant shall not cause any damage to the premises. In case any damage is caused to the
tenanted premises, then the party No.2 shall be responsible for the expenses incurred thereon.

11. That the party No.2 shall not indulge in any illegal activity in the rented premises and shall run
the ______( Nature of work )_________ in the rented premises and shall not do any other
business in the premises. In case the tenant wanted to vacate the premises he will give 2 months
notice in advance. Similarly, if owner wants to got it vacated his premises, he will also give one
month notice to the tenant.
12. That in case, the tenant fails to make the payment of the rent, or violate the terms and conditions
of the said agreement, the landlord shall be at liberty to lock the rented premises and in that case
tenant shall have no objection.

13. That the whenever the tenant vacant the premises then only landlord will be the owner in
possession.
14. That the tenant shall permit the landlord or their representatives to inspect the premises for
inspection during working hours or as and when required for the purpose of major repairing or
any other defects affecting the other floors.

15. That all minor repairs such as leakage in the water taps and electrical usage etc. shall be carried
out by the tenant.

16. That tenant and landlord shall remained bound by this rent agreement as per the Punjab Rent Act,
1995. Both the parties are major and having capacity to perform the present contract. Both the
parties have gone through with the terms and conditions of this agreement thoroughly and abide
by the same.

In witness hereof the tenant has signed this rent agreement on this 30th day of June 2017.
