TENANCY AGREEMENT

PARTIES:

(1) The Landlord/Name: Carmen D Saru OF 0/1, 4 Barrisale Way, G73 4DR

agrees to let the room and the Contents of the above address to the Tenant for the Term and Rent out below.

Agree to the following:

1) To rent the room for the minimum term of 2 months starting from (_______________)

2) To pay rental payment of 350 per calendar month payable on the 1st in advance of that month (in advance on the
1st day of each month.) this excludes bills relating to the Property including: gas, electric, TV Licence, broadband,
Council tax

(b) To pay a deposit of 350 to the Landlord to engage the above named tenant.

(c) To pay the above stated deposit and 1st month rent on ( ) PLEASE SPECIFY (a receipt will be issued
upon payment receipt

3) At the end of the tenancy the Deposit shall be returned to the Tenant minus any deductions made in respect of:

(a) repairing any damage to the Property and the Contents except fair wear and tear

(b) replacing any Contents missing from the Property

(c) paying any outstanding accounts, charges, unpaid Rent or breaking the minimum tenancy term.

TERMS AND CONDITIONS:

The Landlord agrees with the Tenant as follows:

(a) As long as the Tenant pays the Rent and complies with the Tenant's obligations contained in this agreement, the
Landlord shall allow the Tenant quiet enjoyment of the Property during the Tenancy without any interruption by the
Landlord.

(b) To keep the Property in good condition,

(c) To keep the Property insured at all times throughout the tenancy against loss or damage by fire or flood (insurance
does not extend to any contents belonging to the Tenant).

The Tenant agrees with the Landlord as follows:

(a) To pay in total, the deposit and 1st months rent as agreed above in advance (b) Pay rent on the days agreed above
without any deductions. (If the Tenant does not pay the Rent within 14 days of the date it becomes due, the Landlord
may issue a written reminder to the Tenant and the Tenant will pay a charge of 5 late fee for the month.)

(c) To keep the contents and the interior of the Property (including any doors, windows and lights) clean, tidy and in
good repair and condition and free from dangerous obstruction (fair wear and tear excepted) as detail in the inventory
attached and where any of the Contents are lost damaged or destroyed to immediately pay the Landlord the cost of
replacement

(d) Not to damage, deface the Property by fixing anything whatsoever to the interior or exterior, without consent. To
notify and or replace any breakages during the Tenancy.
(e) Not to cause a nuisance or annoyance to neighbours properties or be guilty of harassment or abuse on grounds of
sex, sexual orientation, disability or race.

(f) To give a MINIMUM of 30 days notice when leaving (via letter or email) as any departure without proper notice
would mean loss of the deposit.
