Project Statement Summary of Proposed Work

Continental Building

Project Statement
The Continental Building is initiated for individual listing as a City of Dallas Landmark
but does not yet have approvedpreservation criteria. It is listed as contributing to the
Dallas Downtown Historic District. The building is being rehabilitated for mixed-use
residential and retail. As a Federal Historic Tax Incentives Project it is subject to
compliance with the Secretary of the Interiors Standardsfor the Treatment of Historic
Buildings . The Part-Z application for the project has been approvedby the National Park
Service and Texas Historical Commission.

The Continental Building was originally completed in 1951 as a three story building with
the city's first undergroundparking garage.It Wasremodeled in 1958. The secondand
third floors were re-clad in travertine, and an additional eight stories added.The fourth
floor feafures a recessedbalcony with gold mosaic columns and aluminum and glass
storefronts.Floors five through ten are clad in brick and exposedaggregate.The
penthousefeafures aluminum and glass storefronts.

The northeast corner of the first floor features an original 1951 storefront which will be
restored, as will the original valet storefront on the southwest.Existing materials will be
carefully cleanedand repaired, and broken glazngreplaced as necessaryto match the
original.

Original entry doors, canopy, and Continental Building sign facing Commerce are to be
restored.

The remaining storefrontswill receive compatible new windows and existing stone is to
be cleanedand repaired. Stoneremoved to accommodatenew windows willbe salvaged
and used to repair broken panels in other locations.

Two new egressdoors will be provided on St. Paul.

All materials are to be restored. Selectwindows are to be replaced to provide at least one
operablewindow per unit with a 4" maximum operation.At units with solariums, two
windows will be provided with one opening to 45 degrees.The remaining windows are to
be restored.

Aluminum and glass storefront system is to be restoredexcept for replacementof sliding
glass doors with hinged doors. New sectionsare to be compatible with the originals. New

On the Prather elevation new storefronts compatible with the original will be installed at
the location of the now-defunct mechanical screenwall.

Existing guardrails are to be modified to meet code.

Panelswillbe constructedas neededbehind columns and perpendicular to the storefront


to provide privacy and security between units.

Mosaic columns, plaster soffit and other original materials are to be cleaned and restored.
