RATIONALE

The New Cavite Global City, as it is hailed, is a proposed urban


development that will supplement the immense and rapid development of Cavite.
The development will comprise of business processing outsource centers,
commercial establishments, educational facilities, hotels, museums, offices,
parks, recreational facilities and residential services. Through the establishment
of these spaces, the city will be able to sustain fast economic development,
enhance employment rate, and most importantly, give opportunities and new
venture possibilities to all aspiring business organizations and individuals in the
province.
Being developed in a large parcel of land cornered by an Expressway and
the Governors Drive between the City of Dasmarias and the General Trias, the
city is expected to become one of the bustling commercial districts in the country.
Thus, an effective and critical urban planning would be implemented in the
development of the city.
Considering the aforementioned statements, this report will discourse on
the theories and concepts considered in the process of designing the city.

URBAN PATTERN AND FORM


TRANSIT ORIENTED DEVELOPMENT (from TRANSIT ORIENTED
DEVELOPMENT institute)

Transit Oriented Development is the exciting fast growing trend in creating vibrant,
livable, sustainable communities. Also known as TOD, it's the creation of compact,
walkable, mixed-use communities centered on high quality train systems. This makes it
possible to live a lower-stress life without complete dependence on a car for mobility and
survival.
Transit oriented development is regional planning, city revitalization, suburban renewal,
and walkable neighborhoods combined.
TOD is rapidly sweeping the nation with the creation of exciting people places in city
after city. The public has embraced the concept across the nation as the most desirable
places to live, work, and play. Real estate developers have quickly followed to meet the
high demand for quality urban places served by rail systems.
Transit oriented development is also a major solution to the serious and growing
problems of climate change and global energy security by creating dense, walkable
communities that greatly reduce the need for driving and energy consumption. This type
of living arrangement can reduce driving by up to 85%.

Zoning is the important part in the process of determining land uses.
It is relatively easily comprehended that growth control legislation distorts several
economic processes related to land values and land uses. Although it is somewhat less
clear, it is equally true that infrastructure development activities on the part of
government distort the same economic processes in much the same ways. Zoning is
involved in both growth control, or growth management, and infrastructure development.
A good zoning causes a great economic and social development in a country. It can
preserve the environmental character of an area with altering the topography too much.
It creates a culture within an environment making a comfortable and unique living.

World-class infrastructure in BGC

Wind Farm

Communication Facilities

Cavite, Philippines. It is the busiest and most congested of the three major highways
located in the province.

bridges traversing through the central cities and town in the province of Cavite,
Philippines.

Route Numbering System Accdg. to Department of Public Works and Highways

Along with a new Functional Classification, a Route Numbering system was created which
can be easily understood by road users. Route Numbering is essential to road users in
being able to plan their itinerary. Road users will also expect that all roads of a certain
classification, and of a certain numbering scheme, will have similar performance
standards. A well-numbered, well-signed and well-publicized route system is also useful
for road agencies and other government bodies to channel traffic into preferred routes or
corridors.
The Route Numbering system has been devised for Expressways, Primary Roads and
Secondary Roads at present. It may be expanded to the Tertiary class at a later date.

The Multimodal Transportation Plan covers the entire City and its extraterritorial
jurisdiction. It also takes into account all modes of transportation including: auto, freight,
rail, transit, biking and walking. When complete, the plan will:

the Global City via BGC Bus Terminal stations at the periphery of the city taking the
North-East route where the BPO buildings takes place. While, private vehicle owners can
use the parking buildings.
Student residents from North-West side can easily access the 3 Educational Facilities
from the South-East side which is adjacent from the Residential Zones via BGC Bus.
Tourists can access the 4 biggest shopping haven of CALABARZON and the Central Park
through the Express way for those who have private vehicle and they can leave their car
at the parking buildings within the area. While, commuters can also use the BGC Bus
taking the Central or South-West Route.
Services such as service/ delivery trucks may only use the peripheral service roads.

1. Comprehensive System
Developments within the Bonifacio Global City are encouraged to adopt an integrated
pedestrian network that accommodates circulation on and between these levels:
Above grade-skywalk and galleria
At grade-arcade galleria, greenway, passageway
Below grade underground concourse and passageway certain development locations
are required to provide and comply with arcade and greenways shown in the Pedestrian
System Plan.

All skywalk bridges must be perpendicular to the roadway over which they pass and no
part of the skywalk system running parallel to the lot line shall protrude beyond the
exterior wall of the development.

Parking - For the fortunate ones who own vehicles, there are 8 parking lots that you can
use, alongside with several other parking areas that are being developed in the city.

With the use of a Tap Card, a person can ride the buses that pass through different routes
in the area. The BGC bus offers several scheduled routes for the convenience of the
passengers. For those coming from the expressway and are headed to the different
zones of the city. For the coming from North East, North West, South East and South
West, they can easily hop on the central bus route.
BPO employees also do not need to worry because a special bus route has been set up
for graveyard shift workers. The Night Route buses are stationed at the periphery of the
office zone in the evening until 6 in the morning and passes thru all the points in BGC. A
few meters away from the outside lots, offers access to people coming from the different
parts of Metro Manila.

Operations (Trucks/ Freights)


Truck Ban Ordinance- Trucks are only allowed to travel inside the city from 8 pm 6 am.

Jeepney and FX Terminals


Jeepney and FX Terminals are assigned at the North- East and North west side of the lot.
All of the Jeepneys where routed going to the outside of the Global City.

Rail Transit
Type of service: Local Service Subway System
For rail systems, local service means that trains stop at each station located along a
round. For systems that operate on streets, such as light rail and trams, this is equivalent
to local bus service
Rail Transit Stations and Stops
An integrated mix of local and regional transit systems are envisaged to form the
backbone of the Global Citys transportation network.

Pedestrian Circulation (FROM: DESIGN STANDARDS AND GUIDELINES: BONIFACIO


GLOBAL CITY: Big Delta and Portion of North Bonifacio)
BGC is a walkable neighborhood. The proximity of offices and condominiums to parks,
recreation and shopping centers, hotels, restaurants, schools and other buildings
encourage people to walk to their destinations instead of riding vehicles. Discover the
sights and sounds of this fast-growing business district by foot. This practice also
promotes better health and sustainable living.
A special feature of the Global City is the comprehensively designed pedestrian system
which will be provided through a mixture of elevated skywalks, arcades, ground level
passageways and at underground level along the transit system. The intention is to
create a convenient functional and interesting pedestrian circulation system that
cohesively links the main areas of the Global City.

ORDER OF GEOMETRIES
Grid of streets and blocks that allow efficient circulation.
33 grid system provides efficient traffic and easily understandable circulation and
access to individual properties and to public parking from all points of entry to BGC.
(As per the Design Standard and Guidelines (DSG) in accordance with the Master Plan)
Building Height
The building height of all buildings must conform to the requirements of the Air Transport
Office. There must be continuous and unhampered access (with no abrupt grade
changes) between buildings and required skywalks.
Building Character
Building character relates to the range of exterior visual patterns expressed through
cornices, columns, glazing and variations in massing, colors, texture, and materials, etc.
In identifying the particular character for a building it is important that:

It respects the character of buildings in the same block/district.


Facades should employ different but related architectural elements so as to avoid
repetition and monotony. The expression of building character should include horizontal
and vertical banding and rhythm, storefront cadence and lintel, cornice and molding,
tower to podium proportion and the organization of glazing, etc. Vernacular architectural
elements are strongly encouraged to reflect the culture of the Philippines. In addition, the
design of the building should respond to the local climate in both the overall form and
materials used.
Building Materials
Building and other improvements, including, landscaping, lighting and signage must be
consistent with and blend with the character of the environment in which they are
located as well as the requirements of the Design Standards and Guidelines. The use of
environment-friendly materials is encouraged.

VII. ARCHITECTURAL CHARACTER OF THE CITY


Architecture and Urban Design
The design of buildings within Bonifacio Global City must conform to the Declaration of
Covenants, Conditions and Restrictions, to the Design Standards and Guidelines detailed
below, as well as all laws, ordinances, design standards and codes, rules and regulations
related to land development, and building construction including the National Building
Code, the various planning and safety codes the Philippines and any amending or new
legislation. The objective in drawing up the Design Standards and Guidelines is to
encourage the creation of a detail that constantly delights residents and visitors alike.
Vernacular architecture is strongly encouraged to reflect the culture of the Philippines.
The building massing of the Bonifacio Global City is governed by several design
standards and guidelines including Floor Area Ratio (FAR) or development density,
building coverage, building setback, easement and building height.

Green Initiatives
Led lights for street lights-The use of LED lights instead of the traditional High
Pressure Sodium (GPS) Lighting helps the environment by reducing CO2 emissions
Solar powered street lights- The photovoltaic panels charge a rechargeable battery,
which powers a fluorescent or LED lamp during the night.
Runoff - rather than being discharged directly to piped collection systems in the streets,
storm water runoff from private property shall be directed to on-site such as rain gardens
or storm water planters, or reduced with the use of porous pavements or tree planting.
Catch Basins-parks will have bodies of water that will be used as catch basin to prevent
flooding, as well as recreational purposes.

Multimodal public transport system- connects the city from the outside and other
commercial and business districts. The buses stops in strategic points around the city
and it has greener and efficient engines that produced less toxic gas.
