Is a reverse mortgage a retirement tool or a loan?


Both is the correct answer. Yes a reverse mortgage is a loan against your home. A reverse
mortgage is also an amazing retirement planning tool. People use it in all kinds of ways to
enhance the quality of their retirement years and to manage the longevity of their retirement
funds.
A reverse mortgage may be used to pay off an existing mortgage which may increase
monthly cash flow since you will no longer be required to pay the principal and interest payContinued on page 6

borrow?
That depends on the age of the youngest
borrower and the value of your home. Your age is
what drives the percentage of the value that you can
borrow.
If you are 62 years old, you can borrow approximately 50 percent of the value of your home. If you
are 75 years old, you can borrow approximately 62
percent and at 85 it is approximately 71 percent.
These are rough numbers and the cost of doing the
loan comes right off the top of the loan amount.
The amount of those costs depends greatly on your
specific situation. If we are paying off a big mortgage, then costs are higher. If you have a big equity
position, then they may be much lower.

What are the out of pocket costs? What do I


have to pay for up front?
The counseling session and the appraisal are generally costs that are paid out of your pocket. We can
pay the counseling fee at closing if you prefer and
with a credit card guarantee, we can carry the cost of
the appraisal to closing as well. The counseling fee is
about $135 and the appraisal runs right around $600.

Utilizing a reverse mortgage to extend the


life of your retirement assets has been all
the buzz over the last few years.
There is an article written by Barry H. Sacks,
J.D., PH.D. and Stephen R. Sacks, Ph.D. It is
titled, Reversing the Conventional Wisdom: Using
Home Equity to Supplement Retirement Income.
The full article is full of statistical data, charts and
analysis.

They have published a highlights summary that


gives you just the facts, to quote Joe Friday. It is an
informative article that shows you how strategically
utilizing home equity can extend the life of your
assets and potentially leave you with a larger legacy.
The authors state: Establishing the reverse
mortgage credit line early in retirement, and using
it in the Active Strategy described in the next paragraph, and described more fully in the article, greatly
increases the likelihood that the retirees cash flow
will continue for the retirees entire life in retirement, as compared with the likelihood of cash flow
continuation if the Last Resort Strategy is used.

What is that line of credit growth feature


all about?
Depending on your equity position there may
be funds available to leave in the line of credit. For
example, if you own your home without a mortgage
or with a very small mortgage, there will be a line of
credit feature available to you at closing.

One of the very best features of the FHA insured


reverse mortgage is the credit line growth feature.
The minimum growth factor is the margin plus-1.25
percent so the growth factor today is 4.625 percent.
The growth provides you with more available funds
over time.
For example, if you have a $100,000 line of credit
at closing and you left the funds there for a year you
would have $104,625 available to you next year.
The growth compounds so you can see how
beneficial that would be over time. The growth is
only on funds you leave in the line of credit, but if
you look at my example above, you could draw the
growth of $4,625 and leave the $100,000 and it
would grow again.

A lot of people use the growth to cover property


taxes or an annual vacation. Of course you can also
access the rest of the line as you please, this is only
for illustration purposes.

improve your lifestyle is to sit down and chat. I am

are working hard behind-the-scenes creating
a new look and environment for the annual
Lincoln Showcase event. The event will focus on
bringing the regions best food, wine and craft
beer to downtown Lincoln.

This year the event will expand into Beermanns Alley in downtown Lincoln and will offer
a more pleasurable experience for guests. Art will
be featured in the alley, with artists creating live
paintings for guests to experience while enjoying

History

127-year-old school still a place of learning

y now most students have filed back to classrooms. They


have boarded school buses and minivans to be shuttled off
to one of Lincolns schools. Be that as it may, this ease of
transportation can be taken for granted.
A hundred years ago, piling the kids in a wagon and taking
them to a school in town every day was not practical. To solve
this, in the 1800s Lincoln built 13 small country schools sprinkled throughout the area. The schoolhouses were nearby farms
so that the farmers kids could walk to
one close by and get an education.

The schools were funded


by the community and the
government. The farm families
built the classrooms.

The families got the land


and the state paid the teachers salary, so it was a cooperation of the state of California
and the families, said Lyndell
Grey, president of the Fruitvale
Association and operates education

programs at Fruitvale School.

One of the original 13 schoolhouses, the Fruitvale School,


a one-room schoolhouse, in its beginning taught 15 to 20 students in grades first through eighth.

The students would split their days with going to school and
working on the fruit farms.
Despite many chores and responsibilities, they graduated.

Most of them finished eighth grade, Grey said. They may


have missed some (school) in harvest time.

school students were taught.

However, in 1946 the Lincoln School District bought a


fleet of school buses and all the little country schools were
closed. Children could now be bused in from the farms.

Since then, the rural schools were burned or torn down,


but the Fruitvale School was preserved.

It sat almost empty, although there was a grange that


met there and also a 4-H group and a church met there on
Sunday, Grey said. So it was used, just very sporadically
until the 1970s when the people who had gone to the
school, decided to form a nonprofit and bought the school
from the Lincoln School District.

The district was eager to get rid of the school. The alumni paid $100 for it and the school then became a community center.
Little has been done to the school since it was built in
1889. The first remodeling came in the 1970s when the
alumni group converted the coat room into a kitchen.

Then about eight years ago, the Good Sam Club put
in new bathrooms and a handicap ramp on the building,
Grey said.

The Fruitvale school class in 1933, with 48 students from various ethnicities, Portuguese, Danish, Japanese, Italian, British, German, Swedish, French and Spanish. Today the building has community events as well as after-school programs.

And the second classroom was slipping off its foundation. That
was fixed, too. It got a new foundation.
Today, the Fruitvale School is still in the education business.
There are after-school programs, tutors on-hand, ranch camps,
agriculture programs, as well as barbecues and community events.
The facility is also available to rent for private functions and club
meetings.

One of the popular events at the school is Living History Day.

Bridges bringing years of retail and health-and-wellness product
knowledge and experience to Lincoln residents. Owner Shannan
Daetwiler smiled as she spoke of growing up in her fathers retail camera
store, Action Camera, in Roseville.

After graduating college, I went on to work in various retail establishments. I was a manager with Macys, worked in product procurement for
an online retailer, and the last nine years in the health-and-wellness industry as a representative of various brands helping other health food stores
build their business, Daetwiler said.
After aiding other retailers grow their business and numerous travel
miles, the time had come for Daetwiler to start her own health food store.

I decided that I would rather spend my days helping others in a retail


store in Lincoln, rather than driving all over Northern California. So with
my husbands blessing, we took all that I had learned and put it into reality
by opening Simply Nutrition, she said.
Shannan and husband Jason have been married for 20 years and have
two children, Eliana, 14, and Jonas, 13.

Jason worked in the grocery industry and after we had children, he

Its time to boot scootin boogie the night away with a rustic line
dance. The Downtown Lincoln Association and The Rustic Crown
Market will be bringing a little country to Downtown Lincoln with
their upcoming event, Kick the Dust Up.
Dust off your boots and come down to Beermann Plaza for some
down-home, family fun. The event will take place, Saturday, Oct. 8.
Sacramentos radio station 101.9 FM, The Wolf, will be on-hand

With the warm season still


upon us, I have found myself
craving all grilled foods. Grilled
corn, grilled chicken just
about anything barbecue.

I decided to give grilling fruit


a try. I always knew grilled pineapple was incredible, but wasnt
sold on plums until I tried them.

grill marks. Just be careful as
they do get hot. One was so hot
I dropped one on the ground,
luckily, however, I made a little
extra.

Honey Grilled
Mascarpone Plums
with Pistachios
2 plums
4 tablespoons mascarpone cheese
Honey for drizzling
Small handful of crushed pistachios
Pinch of sea salt
Directions:
Set grill to anywhere from 250 degrees to
300 (it will range and that is OK).
Slice plums in half and remove pits. Leave
on the grill for about 10-12 minutes. Once
grill marks show, take them off the grill.
Fill the hole where the pit was with
mascarpone cheese. Place on a plate.
Drizzle with honey. Sprinkle ever so
slightly with sea salt. Place crushed
pistachios over the top.
Serve while still warm and enjoy.
