rewarding, first-time homeowners may
experience some sticker shock when
shopping for homes and calculating
their potential mortgage costs. But as
expensive as home ownership can be,
there are ways for homeowners to pay
off their mortgages long before those
loans reach maturity.

Factors like home value, property
tax and your mortgage loan interest rate determine how much your
monthly mortgage payment will be. But
theres still room to save. According to
the Chase extra payments calculator,
homeowners who borrow $200,000
(after making an initial 20 percent down
payment of $50,000 on a home valued

at $250,000) at 4 percent interest and


pay $4,000 annually in property taxes
and homeowners insurance can save
more than $26,000 in interest over the
life of the loan by paying as little as $100
extra per month. In addition, including
an additional $100 each month will trim
59 months, or just about five years, off
the life of your loan.

If your initial down payment was
less than 20 percent of the value of your
home at the time you purchased it, then
you were likely required to pay private
mortgage insurance, or PMI. PMI may
be costing you a couple hundred dollars
per month, but once your mortgage
balance falls below 80 percent of your
homes appraised value, you can ask
your lender to stop charging PMI. While
it might be nice to pocket those PMI
costs for a rainy day, continue paying

that money each month so you can

While homeowners would like to
think the value of their homes is always
on the rise, some homes decrease in
value over time. If your home is reassessed at a lesser value, your property
taxes will decrease. Put the money

Refinancing to a lower interest rate
can lower your monthly mortgage
payment, but be sure that the costs to
refinance do not exceed the savings
you will earn. Apply any money you
save from refinancing to your monthly

t is not realistic to place a home on the market

as is and expect a quick sale for top dollar. The


work that is needed translates into investing
money to make money. Anyone can overspend to prepare a property, the challenge is figuring out how much you need to spend to do it right.
If you own an updated home, you can anticipate
spending three percent to five percent of the listing
price to take it from how you live to how you
sell. Under the very best circumstances, you should
still estimate investing one percent to three percent
of listing price. This includes, for example, materials,
labor, storage and professional guidance to get the
job done properly.
Keep in mind that neither of those estimates
include maintenance. Deferred maintenance is

not the buyers problem. Prepare to take a loss if


you do not address maintenance and repairs.
If you need to improve the property for sale,
you have two choices. You can invest wisely to
get a good return on investment or reduce the
price of the house to accommodate the necessary
changes. The latter has an additional risk; since it
is less attractive to buyers, the house could sit on
the market unnoticed despite a lower price point.
Potential buyers may not be able to envision
how to tackle the job(s), do not have the time or
energy to take on the project(s), or are concerned that the investment to update will price
them out of their budget or out of the neighborhood. All roads lead to further price reductions.

Consider improving the property, even in
part. This will cost more, but done properly, offers a better likelihood of encouraging a higher
sales price and less time on the market. You can
save money if you are willing to do the work
yourself. Realize that you need to complete your
DIY projects, including painting, at a professional
level or risk defeating your purpose by receiving
reduced bids.
There is credibility in the old saying, you
need to spend money to make money. Preparing a house for sale offers the opportunity to get
a great and fast return on your investment.

on improvements to owner-occupied housing by zip code. The
projections show total spending
on improvements, the number of
owner-occupied homes, as well
as average spending per improvement in each zip code for 2016.
Also shown for each zip are
2016 projections for the five key
variables NAHB uses to estimate
home improvement spending in
relatively small areas. The five
variables are number of homes
in the area, the share built in the
1960s, share built in the 1970s,
owners average income and their
level of education. To illustrate
how these variables interact,
consider the four zip codes where
spending per improvement is over
$18,000, compared to $5,800 for
the average zip code.
These four zips have relatively

than offset by homeowners who
are highly educated and have
extremely high incomes. At the
very top of the list, spending per
improvement is over $22,000 in
zip code 10007, which is in lower
Manhattan and contains the World

homeowners have a college degree
and their average income is well
over half a million dollars.
On the other hand, in the fifth
zip code on the list, 94028 in Portola Valley, California, the average
remodel is a little over $17,000.
This is driven in part by the age of
the owner-occupied housing stock,
with a third of it built between 1960
and 1980. Although, homeowners
in Portola Valley are also relatively
wealthy and well-educated.
The zip codes where total
spending on improvements
is highest tend to be in large

metropolitan areas and contain a


large number of owner-occupied
homes. At the top of this list,
NAHB estimates homeowners
will spend over $68 million on
improvements in 2016 in zip code
20854, a close-in suburb of Washington, DC. That zip code has over
15,000 owner-occupied homes,
compared to 2,849 for the average zip, and the average owners
income is slightly over $280,000.

homes in this zip code were built
between 1960 and 1980.

He didnt particularly take to academics
at West Mesa High School. I was kind of
lost in high school, he said. I didnt know
what I wanted to do. I know I didnt want
to go to college. Rather than trying to go
to college, Barstow instead headed off for
a career in the U.S. Marines Corps, but an
injury curtailed those plans.
It was a really great life, he said. I
love the Marine Corps. I thought I was
going to retire from there. But on a training exercise, I broke my ankle vertically
from the bottom of the ball to half way up
my calf. Just like many of the men and
women he served with, who were facing
intense pressure in the wake of Sept. 11,
2001, Barstow found himself rather lost. I
didnt know what I would do if I got out,
he recalled. Now (as a Marine), I do pull
ups, I shoot really good and I get promoted.

A flirtation with the U.S. Postal Service
proved to be less than rewarding. I found
out pretty quickly that wasnt for me, he
said. I wasnt happy there. But the job
actually helped him find his passion in life
as he was walking his route one day. Barstow stumbled upon a billboard advertising
a real estate course and being increasingly
ambitious, he decided to check it out.
I walk into this seminar with my mail
uniform on and theyre selling courses, he
said. I end up looking up their courses at

the public library because it had a couple
of them, and I just couldnt afford it at that
point. I mean, I was just the mail guy.

I ended up learning from that,
Barstow said. We bought our first couple
of homes for investment properties and
made some really good deals that year.
About a year later, I resigned from the
post office and its been history ever since
then. Some of that history was difficult,
as his daughter was diagnosed with acute
lymphoblastic leukemia, which really
shook up the family.
For the next six years, we really struggled to make it work, he said. We spent
our time working and going to the hospital
for treatments. I think the perception out
there is if youre a real estate investor, you
have all these properties and that youre
doing amazing right away. We got up to
a high number of properties, but we were
barely scratching the surface.
Although a traumatic experience,
it helped bring the family even closer
together and made Barstow even more
determined to succeed. We really believe
in our family, he said. We dont come
from a lot of generational knowledge so
everything were doing is about legacy and
we want to build that legacy for not only us
but everybody we mentor or help, in this
industry or out of it.

By 2006, the markets growth was starting to expand and circle in a pattern that
caused the Barstows to get nervous about
their holdings, and they sold everything.
That gave him the opportunity to go to
college, using his chutzpah, acumen and
some fine threads to convince the dean
of the University of New Mexico to give
him a chance. I didnt even know what a

But he ended up graduating with
honors and reviving the local chapter of
the American Institute of Architecture
Students, growing it into one of the largest
in the country. Upon graduation, Barstow
landed a job as president and chairman of
the organization in Washington D.C. He
concentrated on a bill called the National
Design Services Act, seeking deferred
student loans for students doing nonprofit design work. Still, the Capital wasnt
exactly to his liking and when the job at
Keller Williams came up, he was particularly interested.

I went through the first interview and
I loved her (New Mexico Keller Williams
general manager Jana Fontaine) energy and
I loved the company, he said. Everybody
was excited and I was really inspired by it.
I really wanted it. I was really excited with
the idea of working with this company.
And since coming on board about two
months ago, weve been rocking, Barstow said. I have visions of this company
will be the largest real estate company in
New Mexico out of this office.
Barstow said he sees his role as a leader
looking to guide agents into achieving their own goals. We can grow to
800-1,000 agents and still be tight-knit
because of our model, he said. We build
individuals. Were not necessarily focused
on building Keller Williams. We build our
agents and through that Keller Williams
grows on its own. Im really passionate on
that. Im very focused on the individual
stories and trying to really help them grow
their brand.
My role is to be their business development person, Barstow added. I help them
grow their business. I help make sure the
company is profitable and theyre profitable
and theyre really going out and living a life
worth living. Its a really rewarding role.
Ive been getting here at 5:30 in the morning and Ive been leaving at 7 at night. And
my wife tells me that, Its the first time in
your life that it looks like youre not working. My wife will text me at 7 and I think
its 3. Im not intentionally staying here that
long, its just it has been so enjoyable and
fun here to watch these agents come over
and just really smash it.
