AGREEMENT FOR BUILDING CONSTRUCTION

This agreement is made on 2071-11-05 between Ms. Nani Kesari Maharjan,

hereinafter referred to as Client and Mr. Ajay Kumar Chaudhary hereinafter referred
to as Contractor for the construction of residential building at Kirtipur-9. The
contractor has agreed to execute the construction works under the following Terms
and Conditions.
1. Client will provide the necessary construction materials rod, cement, sand,
bricks and tools pick axe, chisel, thunche (doko), rope, hammer, threads,
bamboo, mobil, nail, blade for hacksaw and machine etc and all.
2. Contractor will work in labor contract and provide shuttering materials and
die necessary manpower to execute the works.
3. Machine used in the site, mixer, vibrator will be provided by the contractor
but the charge and transportation of mixture and vibrator will be paid by the
client.
4. Contractor will start the works within a week.
5. Advance payment shall be 25% of total cost.
6. The bill will be submitted and paid by deducting 25% of total advance
payment in every bill.
7. The client will pay @ Rs 300 per square feet of total slab area for plinth level,
ground floor
In which foundation up to plinth level will be taken half of ground floor
ceiling slab and water tank slab area will be added separately.
Ground floor will be measured as total ceiling slab area including
projection all
First floor will be measured as total ceiling slab area including
projection all
No deduction for opening, skylight, duct, shaft etc. will be made.
5% to 10% will be added to rate Rs 300 per square feet from second
floor and upward.
8. The above rate is for foundation, RCC, brick wall, one layer plaster, fixing
frame of doors and windows only. It doesnt include screed, punning, flooring,
tile, painting, railing, electrical, sanitary, boundary wall, manhole, main gate
fixing, water proofing etc.
9. Time period for the above mentioned works will be 5 months.
10.For other civil works like boundary wall, manhole or anything except building,
the contract shall be an items rate contract. The contractor shall be paid for
the actual quantity of work done as measured at site, at the rate quoted by
the contractor.
11.The constructions has to be carried out as per drawings or approval of
consultant or client. If the work goes in additional variation than estimated
amount of drawing, will be charged extra.
12.In case of accident at site, if less than Rs. 500 will be paid by the contractor
and if more than Rs. 500 will be paid by the client.

13.Guard for site will be provided by the contractor but salary for the guard will
be paid by the client.
14.The client should provide water and electricity for the construction.
