The Meadows Owners to Present Revitalization Plans to


Dallas Landmark Commission
(DALLAS) On behalf of the new property owner, GlenStar Properties will participate in a
public hearing of the Dallas Landmark Commission on February 1, to share its vision for the
revitalization of a 14.1-acre property that includes the nine-story Meadows Building at 5646
Milton Street and surrounding property, known as Energy Square, acquired in 2015. This vision
includes the preservation of the mid-century Meadows Building, and a substantial financial
investment in the redevelopment of the surrounding property between North Central Expressway
and Greenville Avenue north of University Boulevard, to create a large, transit-oriented, mixeduse development on the DART light rail line. The Meadows Building will be the crown jewel and
focus of this redevelopment.
Over the last 25 years, the integrity of the Meadows Building complex has been
considerably diminished, through building demolition and major alterations to the grounds. These
alterations, combined with significant deferred maintenance, have rendered it a shadow of what its
original developer intended. This unfortunate situation is most evident in the remaining annex
building, one of two, low-rise buildings that flanked the nine-story Meadows Building and original
courtyard. By implementing a program of thoughtful restoration and preservation, coupled with
appropriate urban and landscape planning, the redevelopment plans will celebrate the well-known,
nine-story Meadows Building and give it the prominence it has been lacking in recent years. To
make way for this vision, the plan entails removal of the annex building in favor of creating a
dynamic pedestrian friendly mixed-use site that will highlight the Meadows Building and provide

for a significant investment and revitalization of the Greenville Avenue corridor that will benefit
the Meadows Building and bring vitality to this property and the surrounding neighborhood.
