December Property sales were 18, equal to 18 in December of 2013 and 38.5% higher than the 13 sales last month. December 2014 sales were at their lowest
level compared to December of 2013 and 2012. December YTD sales of 200 are running -20.0% behind last year's year-to-date sales of 250.

Prices
The Median Sales Price in December was $1,950,000, up 41.8% from $1,375,600 in December of 2013 and down -22.0% from $2,500,000 last month. The
Average Sales Price in December was $2,312,139, up 49.8% from $1,543,789 in December of 2013 and down -14.1% from $2,690,115 last month. December
2014 ASP was at a mid range compared to December of 2013 and 2012.

Inventory & MSI


The Total Inventory of Properties available for sale as of December was 78, down -29.1% from 110 last month and down -19.6% from 97 in December of last
year. December 2014 Inventory was at the lowest level compared to December of 2013 and 2012.
A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The December 2014 MSI of 4.3 months was at its lowest
level compared with December of 2013 and 2012.

Market Time
The average Days On Market(DOM) shows how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a
move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for December was 154, down -3.8% from 160
days last month and up 19.4% from 129 days in December of last year. The December 2014 DOM was at a mid range compared with December of 2013 and
2012.

Selling Price per Square Foot


The Selling Price per Square Foot is a great indicator for the direction of Property values. Since Median Sales Price and Average Sales price can be impacted
by the 'mix' of high or low end Properties in the market, the selling price per square foot is a more normalized indicator on the direction of Property values.
The December 2014 Selling Price per Square Foot of $745 was up 12.7% from $661 last month and up 38.7% from $537 in December of last year.

Selling Price vs Listing Price


The Selling Price vs Listing Price reveals the average amount that Sellers are agreeing to come down from their list price. The lower the ratio is below 100%
the more of a Buyer's market exists, a ratio at or above 100% indicates more of a Seller's market. The December 2014 Selling Price vs List Price of 94.2% was
up from 93.3% last month and up from 92.8% in December of last year.

'This last view of the market combines monthly inventory of Properties for sale along with New Listings and Sales. The graph shows the basic annual
seasonality of the market as well as the relationship between these items. The number of New Listings in December 2014 was 6, down -33.3% from 9 last
