Howto fnd a good builder
Why use an FMB builder?
* The FMBs strict mem-
bership criteria and dispute res-
olution service gives consumers
confidence.
* Our members have
a minimum of twelve months
trading and have passed credit
checks, public record and direc-
tor checks.
* All members have
signed up to our stringent Code
of Practice and have agreed to
abide by our Dispute Resolu-
tion and Complaints procedure,
including independent adjudica-
tion through the RICS.
* Members applying to
join since February 2011 have
had an inspection carried out on
a job in progress.
* All members can of-
fer Build Assure warranties on
their work and all of our mem-
bers are eligible to join the gov-
ernment-endorsed TrustMark
scheme for tradespeople.
The right builder
The building firm you choose
will be spending several weeks,
or even months, working in your
home.
You need to be confident both
in their ability to do the work,
and that you will have a good
working relationship with them.
We advise you adopt the fol-
lowing approach when choosing
and contracting the trades you
need:
Before work begins
Ask friends and family
to recommend building firms
who have done work for them.
Use the Find A Builder
service to search for profes-
sional builders in your area.
They have all been thoroughly
checked and vetted by the FMB,
and many are additionally in-
spected as part of their member-
ship of the government-backed
TrustMark scheme.
FMB members can also offer
to have their work covered by
an insurance-backed warranty,
such as those offered by Build
Assure.
Produce a written
specification of all the work you
want done.
Where possible, include de-
tailed drawings, and if appropri-
ate seek the help of an architect
or professional draftsman to
ensure complicated projects are
properly planned.
Talk to the builders
previous customers.
Go and see the jobs they have
done and ask the clients if all
went smoothly.
Most reputable traders will be
happy to supply these sort of
personal references.
Ask at least three
builders to provide quotes.
Ask them to come out in per-
son to see your site, and to allow
them to talk to you and get a feel
for the work you want doing.
There may be issues around
access or storage on site that
may not be obvious just from
looking at a set of plans.
Once you have all your
quotes in, dont simply choose
the cheapest one take a look
at how everything is costed, and
if one firm is able to do things
much cheaper than the others
ask how they will achieve this
without cutting corners.
Ensure the trader
is charging VAT on the work
where applicable.
It may seem tempting to go
with a contractor offering a deal
without VAT charged, but it
could end up costing you in the
long run if things go wrong.
Ask for details of how
the builder should be paid.
This should be in instalments.
Never hand over large sums
up front, and ask if you can pay
with a cheque or bank card, as
these help complete the paper-
trail.
Credit or debit cards often
carry with them additional con-
sumer protections.
When organising your
funding for the project, ensure
you have something in reserve
as a contingency.
It is not uncommon for build-
ers to discover extra work is
required once they have started
a job. Around 15 percent of the
total cost of the contract is prob-
ably about the right amount to
reserve as your contingency
fund.
