Building Custodian II (Housing) SALARY: $16.85 - $18.72 Hourly OPENING DATE: 06/28/14 CLOSING DATE: Continuous GENERAL DESCRIPTION: The Housing Division is seeking a Building Custodian II to perform custodial care and maintenance at Mason Manor and the Housing Division's scattered housing sites. This position also performs minor repair work on equipment and machinery. The successful candidate will possess good interpersonal communication skills and knowledge of the methods and equipment necessary for cleaning, maintenance, and repair of buildings and facilities. Work Schedule: Monday-Friday, 7:30 a.m. - 4:00 p.m. This position assumes after-hours and weekend on-call reponsibilities in the absence of the Building Services Coordinator. No residency requirement. EXAMPLES OF DUTIES: 1. Participates in floor care including sweeping, mopping, stripping, waxing and polishing. 2. Assists with pickup and disposal of trash. 3. Washes walls, windows and woodwork. Cleans restrooms. 4. Changes light bulbs and ballasts. 5. Locks and unlocks buildings. 6. Maintains adjacent grounds by cutting grass, trimming shrubbery and removing ice and snow. 7. May sand, strip, and stain woodwork and paint as needed. Cleans and moves furniture and equipment. 8. Performs minor mechanical, electrical, plumbing, carpentry, masonry, siding, and foundation work on remodeling and repair projects and machinery and equipment such as boilers, furnaces, cooling towers, air handling systems, pumps, air compressors, water heaters, stoves, refrigerators, exhaust fans, etc. Reports malfunctions to supervisor. 9. Assists supervisor with monitoring and controlling supplies, completing related forms and reports. 10. May provide general direction to Cleaners in the absence of the Building Services Coordinator. MINIMUM QUALIFICATIONS REQUIRED: High school diploma or equivalent. Three years full time work experience in maintenance and repair of residential buildings, single family homes and duplexes, grounds, equipment and machinery. Experience working with physical plant systems (boilers, pumps, air handling systems) preferred. Valid drivers license and good driving record. A combination of equivalent experience and/or education may be considered. KNOWLEDGE, SKILLS & ABILITIES: Considerable knowledge of methods, materials and equipment required for the maintenance, alteration, repair and cleaning of buildings and facilities. Working skill in the use of common hand and power tools and equipment used in building and equipment maintenance and construction. Skill and ability to operate and repair a variety of specialized and general machinery and equipment including sweepers, buffers, mowers, weed eaters, spreaders, sanders, trucks, snow blowers, shovels, etc. Good knowledge of occupational and safety precautions. Working knowledge of physical building systems and their operations including boilers, furnaces, water heaters, pumps, air handling systems, etc. Some skill in determining needs for repairs and preventative maintenance to building and equipment. Average mechanical aptitude and ability, initiative and resourcefulness in meeting minor repair problems. Ability to follow written and oral instructions. Ability to work cooperatively with staff and the general public. Ability to work the required hours of the position, including additional hours as required. Some Knowledge of safety measures involved in handling and using tools and hazardous materials.
