ProLogis’ Commitment to Sustainability

As a real estate developer, ProLogis is committed to being the leading global provider of
sustainable distribution facilities. But in so doing, we are broadening our focus beyond simply
“sustainable development” to encompass all three dimensions of sustainability: environmental
stewardship, social responsibility and business excellence.

These three dimensions give our sustainability initiative a “triple bottom line”: benefit to the planet,
to people, and to the profitability that makes our existence possible. Embracing this definition
commits us to making progress on all three fronts at the same time – not one at the expense of
others.

Environmental Stewardship

As the industry leader in environmental stewardship, we see it as our duty to do our utmost to
contribute to the solution of three major global challenges confronting humankind – climate
change, overburdened ecosystems and conventional oil depletion. We do this by:

• Minimizing carbon emissions through carbon neutrality in our own business operations as
well as through innovative designs for our developments that provide our customers with
practical options for moving toward carbon neutrality.
• Minimizing the ecological footprint of our developments worldwide by meeting or
exceeding relevant local or regional green building design standards.
• Minimizing the consumption of transportation fuels for our customers by offering future-
smart locations and reconfiguration options based on the industry’s largest and most
proactively managed global building and land portfolio.

In February 2007, ProLogis became the first real estate company in the world to join the Chicago
Climate Exchange, the first voluntary greenhouse gas emissions reduction and carbon credit
trading program. As an associate member, the company committed to measuring and offsetting
its operational “carbon footprint” through at least 2010.

A carbon footprint is the measure in metric tons of the greenhouse gas emissions generated by
and associated with an entity, activity or item. For ProLogis, this includes emissions from running
our offices and from our business transportation. ProLogis recently offset its 2008 global
operational footprint – 16,294 metric tons – and is continually identifying further ways to save
energy, such as lowering HVAC operating hours at its headquarters.

But ProLogis’ focus on carbon footprint reduction extends beyond our own operations to that of
our customers in our buildings. Through modern, sustainable design and construction practices,
ProLogis has developed some of the lowest carbon footprint distribution centers in existence.

In January 2008, ProLogis announced its initiative to require all of our future development in the
United States to comply with the U.S. Green Building Council’s standards for LEED® (Leadership
in Energy and Environmental Design). All new buildings from that time forward are routinely
registered for LEED certification.

In addition to LEED, ProLogis is committed to developing any new properties in the U.K. to
achieve at least a “Very Good” rating in accordance with the Building Research Establishment’s
Environmental Assessment Method (BREEAM). In Japan, many of our facilities comply with the
Comprehensive Assessment System for Building Environmental Efficiency (CASBEE). In
countries where no green building rating system exists, we implement best practices based on
these three leading regional rating systems.

Worldwide, counting all three rating systems, ProLogis has more than 21 million square feet (1.95
million square meters) of development registered or certified as green buildings – with additional
buildings under development to be certified.

ProLogis is at the forefront of innovation for incorporating renewable energy with distribution
facilities, having implemented several cutting-edge wind and solar installations around the globe.
This renewable energy program enables us to generate additional value from our existing assets.
Currently, ProLogis has 11 solar installations with capacity totaling 6.1 megawatts, with the
capacity to generate 5,237,590 kilowatt hours (kWh) per year. We also have three wind turbines
installed with a capacity totaling 68 kilowatts and an estimated annual production of 49,000 kWh.

Social Responsibility

At ProLogis, corporate social responsibility means setting expectations of exemplary societal


conduct for ourselves, be it in our own business activities, our local communities, or the global
context. We strive to do this by:

• Demanding high standards of social responsibility from ourselves as well as from our
partners and suppliers, no matter where in the world we do business.
• Engaging in community programs through employee involvement and charitable
contributions that improve the health and welfare of children and youth in the regions
where we operate.
• Joining others in global problem-solving in areas where our professional experience and
corporate resources can make a significant difference to the solution of urgent global
issues.

Across the globe, our employees offer their time, expertise and financial support with the goal of
making a positive impact on the communities in which the company operates. In support of their
efforts, ProLogis provides every employee with two paid days each year to be used for
community service – this is in addition to company-sponsored activities such as those organized
by each of our local offices on a quarterly basis.

In 2008, ProLogis and its employees donated more than 5,300 hours of time and approximately
$1.5 million to more than 150 charities and organizations in need.

Business Excellence

For us, business excellence goes beyond merely achieving short-term profitability and hinges
foremost on the quality and stability of our earnings and business performance. This means:

• Maximizing long-term shareholder value through an exceptional level of service, long-


term customer relationships, and a dynamic business model with multiple revenue
streams.
• Maintaining high corporate governance and stakeholder engagement standards through
exemplary board stewardship, coupled with regular stakeholder dialogue and satisfaction
surveys. Part of this process included recently appointing a chief sustainability officer and
identifying a Sustainability Committee on our Board of Trustees.
• Managing ProLogis as a global firm through a diversified presence across the globe,
respecting local culture, the employment of local nationals everywhere we operate, a
multinational senior management team, and strong shared values and business ethics.
Corporate Accountability

It’s one thing to claim sustainability; having a qualified third party check your claims is quite
another. That’s why in April 2007, ProLogis became the first U.S. real estate company to begin
issuing an annual sustainability report in accordance with standards set by the Global Reporting
Initiative (GRI), a non-profit organization sponsored by the United Nations Environmental
Programme. Our most recent report was published in April 2009 and provides detailed
