and abuts CI and T6-24-O to the west and southwest. The requested change will provide uniformity and predictability for development in the area and consistency along the Biscayne Blvd. corridor. Approving the requested change from T6-24-O to the proposed T6-36A-O will not have a negative impact on the character of the area and will not be out of scale with the surrounding neighborhoods. It establishes an appropriate transition in height, scale, density and intensity to the lower intense transect zones to the west, and is consistent with the transect zones to the north and south.
Based on the aforementioned findings, the Planning and Zoning Department recommends approval of the changes as presented.
