Portakabin Launches New CPD Programme For Architects, Contractors And Facilities Managers
Portakabin, the UKs leading modular building specialist, has launched a new CPD programme to help architects, contractors, engineers, facilities managers and other building professionals in both public and private sectors improve their understanding of modular construction. The programme aims to share expertise and help building designers, clients and specifiers to procure modular projects for permanent use more effectively. It also demonstrates how the latest developments in modular construction have removed the design constraints typically associated with the approach. The new interactive seminar has now been approved and accredited by the RIBA and can be arranged at a time and venue to suit attendees. Commenting on the new programme, Kevin Jones, Director of Business Development, Portakabin Group Sales, said Modular construction has evolved beyond recognition over the past 20 years. Off-site solutions can now deliver structures that can compete with any other building method, whether the application is for health, education, nuclear, transport or commercial projects. Our aim with this CPD programme is to change perceptions, and to share our wealth of knowledge and experience to help building end users, contractors, architects, and facilities managers procure modular buildings more effectively. One of the first organisations to benefit from the seminar was a regional event in the North East for the Chartered Institute of Building (CIOB). It showed us just how far modular construction has come in recent years and that it really is a viable alternative to traditional site-based building methods. Our members also found the Q&A discussion very useful, looking at areas such as the practicalities of getting modules on to site, how services are incorporated, and the different materials used in the modular system. Feedback after the event was very positive and it is one that we would like to repeat in the future. Aardman Animations Building The KS14 is used in the Aardman Animations Bristol headquarters, known throughout the world for its carefully developed characters Wallace and Gromit. The first step in the independent investigation process was to determine the heat loss, minimum surface temperature and consequently the temperature factor (fRSI) resulting from the use of Schck Isokorb type KS14 thermal break units connecting a steel balcony to a concrete floor slab. The temperature factor (fRSI) is used in the UK to indicate condensation risk as described in BRE IP1/06, a document cited in Building Regulations Approved Documents Part L1 and L2. Once established, this calculated performance (1) was then compared with that of the three structurally equivalent common solutions. The following results table presents the minimum surface temperatures and temperature factor (2) for the cases modelled, where the temperature factor used to indicate condensation risk (fRSI) must be greater than or equal to 0.75 for residential buildings.

It is quite clear that the Isokorb KS14 unit, with fRSI = 0.904, exceeds these values by some margin and will therefore meet the requirements of Building Regulations Approved Documents L1 and L2. Further, the results demonstrate that where no unit is used (fRSI =0.681) and also with the 10mm and 20mm pad connections (fRSI =0.713 and 0.706 respectively) all three would fail against the criteria required for residential buildings.
Oxford Brookes Proves Common Solutions For Concrete-ToSteel Connections Are Inferior To The Schck Isokorb
Recently there have been misconceptions in some areas of the UK marketplace that certain common solution alternatives for concrete-to-steel connections perform thermally just as well as the Schck Isokorb type KS14 thermal break element. Additionally, claims have been made on occasions that these alternative solutions are more cost-effective than the Isokorb. In neither case is this necessarily true. As a specialist in this sector, Schck demands extremely high product performance standards and has a strong professional interest in ensuring that alternative solutions comply with the necessary building regulations and that any cost and performance claims are verifiable. To bring clarity to the situation relating to the issue of thermal performance, an independent investigation into the various criteria concerning the effectiveness of steel balcony connections to concrete slabs, has been carried out by the Oxford Institute for Sustainable Development, at Oxford Brookes University. The common solutions in question being the direct connection of balcony support brackets to a concrete floor slab using no form of thermal break; a solution using brackets in conjunction with a 10mm thermal pad; and a further connection solution using a thicker 20mm thermal pad . The OISD found the Isokorb type KS14 to be a superior thermal insulating element for connecting cantilevered steel components to reinforced concrete; while other comparable solutions failed to obtain the minimum amount of performance required by Part L of the Building regulations.
Specifiers, contractors, developers and those in procurement therefore need to be wary of product performance claims involving bespoke solutions. Often they will be found wanting and the lack of transparency in determining true performance values may well mean a product being installed that is simply not fit for purpose. Due to building site tolerances it is vital that thermal product solutions should, at the very least, exceed minimum standards and even that may simply not be good enough. As for cost implications, all parties involved in the design and procurement process need to question any claims that some bespoke alternatives are more costeffective than the pedigree solution. The confusion arises over the hidden costs associated with the bespoke versions. With the Isokorb, the high quality unit is complete at the point of delivery and ready for installation. There are no add ons. With the alternative versions, it is likely that bolts, brackets and thermal pads will all need to be sourced before installation can be completed. Complicated further by the possibility that a number of sub-contractors will need to be involved as opposed to the one required with the KS14. Yarm School
One of the most impressive performing arts centres to be built at a school in the UK features a bespoke roof glazing solution from Wicona. Designed by Associated Architects and built by Miller Construction, the Performing Arts Centre at Yarm School in the North East is a major component of the redevelopment of this co-educational private school. The new facilities include a double height entrance foyer with stunning views over the River Tees, a large fan-shaped centre for dance and drama, and a fully flexible auditorium capable of accommodating up to 800 people. Here, retractable seating allows this space to be used for a variety of functions, from examinations to concert performances. The roof to the auditorium has a combination of square and shaped glass panels constructed using Wiconas WICTEC 50 aluminium roof glazing system, creating a smooth radius of roof lights. Commenting on the specification of the Wicona system, Barbora Bott, Project Architect at Associated Architects, said, The use of roof glazing allows us to
have good natural light penetrating deep inside the auditorium, and was a unique arrangement for this project. Light was important because the space has a range of functions. The WICTEC 50 system gave us the benefit of a bespoke roof glazing solution with slim sections, excellent thermal performance and outstanding aesthetics. It compliments both the vertical glazing on the project and the extensive use of wood finishes in the theatre very well. The end result is very effective. The WICTEC 50 roof glazing option has been engineered to create large unsupported spans and complex shapes such as domes, facets and pyramids on challenging and high specification architectural schemes. The system was developed to be simple to fabricate and install, saving time on site, and has highly efficient drainage, whether the requirement is for sloped glazing or more complex 3D glass roof constructions. A key design feature is that it uses penetrating transoms to achieve more effective drainage and avoid pooling of water which can result in water ingress.
The WICTEC 50 system is also sufficiently robust to meet project-specific requirements for glazed roofs such as wind and snow loads. It is a dry glazed system for water tightness without the need for sealants, and the WICTEC 50 FP option has a fire rating to 30 minutes. Other options for the system include structural glazing to give the roof construction the appearance of uninterrupted spans of glass, and integrated flush pressure plates which are less visible for further aesthetic appeal. Two Stannah lift products are helping visitors to The Crystal appreciate a vision of urban sustainability. Located
in Londons Victoria Dock, this state-of-the-art building is hosting Our Urban Future the worlds largest exhibition on the future of sustainable cities as well as a dedicated Centre of Competence for Sustainable Cities (COC). Futuristic in every sense, The Crystal is a 30-million initiative from global engineering and electronics conglomerate, Siemens. One of the worlds greenest buildings, which is aiming for exemplary BREEAM and LEED accreditation, it provides an interactive exhibition hall, office space for around 100 employees, a 270-seat auditorium, shop, restaurant and caf facilities. Taking centre stage in the exhibition hall, the Midilift XLplus interacts between ground and mezzanine levels within the City Icon. This is a 6-metre-tall, generative artwork comprising an LED city grid screen visualising the major themes of the exhibition. It was designed by creative technology consultancy, Hirsch and Mann, in collaboration with creators of compelling branded content, Squint Opera the visionaries behind the entire interactivity suite. Supplied in a self-supporting structure making it quick and easy to install (no need for a load-bearing lift shaft, lifting beam or pit), the Midilift XLplus was the
ideal solution for the City Icon feature a self-supporting structure itself! At the upper level, a bridge links both structures, the lift and its users to further interactive features. Looking and behaving like a conventional passenger lift but at reduced running costs, the Midilift XLplus also complements the focus on sustainability. Traction-driven at a speed of 0.15m/s over a distance of 3570mm, the Midilift XLplus carries rated loads up to 400kg. The motor is mounted at the top of the lift structure and drives a high quality reduction gearbox fitted with a traction vee-sheave. An electro-magnetic disc brake is supplied, with emergency release mechanism. The reliable controller and counter-balance drive system ensure electrical consumption is minimal. Foremans Supplies Interim Classrooms To Help Meet Increasing Demand For Primary School Places In London
Foremans Relocatable Building Systems, the UKs largest supplier of pre-owned Portakabin buildings, has supplied two interim teaching buildings to primary schools in the London Borough of Newham, just eight weeks from receipt of order. North Beckton Primary and Colegrave School each had a need for two selfcontained temporary classrooms while redevelopment works are carried out to meet the rising demand for school places. North Beckton Primary has been taken from two to three form entry, increasing the number of places from 60 to 90. A double classroom block is now in use for the next two years until a new permanent building is constructed. Yorkon Awarded Its Largest Ever Building Contract And UKs Biggest Health Project To Be Built Off Site
Off-site construction specialist, Yorkon, has been awarded its largest ever building project, and what is believed to be the biggest and most complex healthcare scheme to be built off site in the UK. The 17.9m contract for principal contractor Kier Construction is to construct a new Women and Children's Centre at North Middlesex University Hospital. Due for completion later this year, the scheme is part of a major reorganisation of hospital services in the boroughs of Barnet, Enfield and Haringey to increase the level of clinical activity and to help accommodate the rise in birth rates. The architects and project managers are AHP. The project, which was procured under the ProCure21+ framework, is being built off site at the Yorkon production centre in York. This approach will radically reduce disruption to patient care and the build programme to ensure the new facilities will be operational before the busy winter period. The building will provide a larger consultant-led delivery unit with additional high dependency beds, two new obstetrics theatres, a neonatal unit, triage centre, womens outpatient department, a midwife-led birthing unit with four birthing pool rooms, a postnatal ward with discharge lounge, and a transitional care unit to support neonatal care. A roof top plant room will be located on the second floor. The scheme will be constructed using the new Yorkon off-site building system and will comprise 152 steel-framed modules up to 18m long and in many different sizes and configurations to suit the buildings design and site. The units will be craned into position with doors, windows, first fix electrics and plumbing, and a high performance concrete floor pre-installed. Commenting on the project, Simon Ambler, Director at Yorkon said, We are delighted to be working on our third project with Kier and our second major healthcare scheme with their company. This is our largest ever contract and its complexities demonstrate just what is now achievable with an advanced off-site building system. The approach will significantly reduce the programme time and any disruption during construction, to the benefit of patient care and will result in a high quality healthcare facility built under the ProCure21+ framework. Clive Watson, Project Manager at Kier Construction, said, The biggest advantage of off-site construction on this project is speed. We anticipate it will reduce the delivery time by around three months enabling us to have the new facilities up and running ahead of the busy winter period. It will also bring quality benefits because it allows so much of the construction to take place off site in a controlled factory environment that is not affected by poor weather conditions. Our experience with Yorkon and their level of engagement from the outset has been very positive to date. The external appearance of the new building will reflect the design of the adjacent facilities and will feature rendered faades, ribbon glazing around the perimeter of the first floor, a large atrium entrance spanning two storeys with light wells providing further natural daylight inside. There is also full height glazing to the stair towers on each of the two wings and large projecting window bays provide a visual contrast to the rendered finish across the building envelope. The scheme is targeted to achieve a BREEAM excellent rating and has a number of sustainability features including a green sedum roof to part of the first floor, photovoltaic panels above the plant room, and an energy efficient combined heat and power system. Kemper System Rolls Out The Red Carpet For Major Pharmaceutical Firm
A major multinational medical devices, pharmaceutical and consumer packaged goods manufacturer was able to remain operational at its High Wycombe UK headquarters throughout an extensive roof refurbishment project thanks to the solvent-free Kemperol 2K-PUR waterproofing membrane from Kemper System. The companys extensive office building has a complex 13,000sqm flat roof split across many levels, including a plant room roof, multiple balconies and an internal courtyard. The existing asphalt roof had reached the end of its service life and needed to be replaced. The client stipulated that there should be no business interruption during the works and specified the need for an odourless system. Specialist contractor, Concept Roofing, responded with a warm roof upgrade and solvent-free liquid waterproofing membrane from Kemper System, Kemperol 2K-PUR for the extensive project that was shortlisted as a finalist in the Liquid Waterproofing category of the Roofing Awards 2013. The original inverted roof design was upgraded to a warm roof, improving the thermal performance. Kempers Kempertherm FR insulation board was selected due to its dense closed cell structure and interlocking tongue and groove joints. The joints reduce cold bridging and give a rigid base creating a smooth, flat surface with stable joints with minimal increase in height. Kempertherm FR insulation has a 3mm reinforced facing that can be used on areas subject to greater point loading or more frequent traffic. This offered a cost-effective solution for the more frequently trafficked areas and avoided the labour and material costs of an additional plywood strengthening layer. The Concept team began by stripping off the existing inverted roof components, down to the old asphalt which was then prepared ready for the new Kempertherm insulation board. Kemperfix fast curing polyurethane adhesive was used to bond the insulation to the asphalt, itself now acting as the vapour control layer for the build-up. Once primed, the Kemperol 2K-PUR waterproofing was then applied directly to the insulation board. Kemperol is applied wet-on-wet with the resin saturating a polyester reinforcement fleece. The resin cures to create a membrane which is immensely strong, yet flexible, durable and tear resistant. This application method provides total integration of the base and surface build-up into a single chemically bonded seamless membrane, thus avoiding the weaknesses associated with multiple coating systems. To complete the installation, Concept roofing created anti-slip walkways on the roof and the courtyard areas with Kemper Systems TC resin and bespoke specification coloured quartz. This gave the red carpet effect on the roof, with decorative grey quartz being used in the courtyard areas.
