INSTRUCCIONES PARA LA REALIZACIN DE ESTE EJERCICIO: Duracin: 30 minutos (parejas) o Este ejercicio consta de dos tareas. Deber realizar las dos tareas. o En la tarea 1 (monlogo) deber realizar una exposicin oral de 3 o 4 minutos de duracin basada en el tema propuesto en la tarjeta que se le facilitar. o En la tarea 2 (dilogo) deber intervenir en una conversacin de 5 minutos de duracin con su compaero o compaera basada en el tema propuesto en la tarjeta que se le facilitar. o Puntuacin mxima de ambos correctores: 200 puntos. o Puede tomar notas (palabras, ideas, conceptos) para apoyarse durante su exposicin / dilogo, pero no podr redactar frases completas ya que la actuacin que se evaluar ser hablada y no leda. No escriba nada sobre las tarjetas que se le facilitan. Thisweek,thecommercialrealtytrustthatownsandoperatestheEmpireStateBuilding,announcedplansto offer the public an opportunity to own part of the iconic building. According to business analysts, this initial public stock opening (IPO), might raise as much as $1 billion in capital, which will fund much needed renovations and improvements to the 80yearold landmark. Heres a look back at its triumphant yet rocky past. The race to build the tallest structure in the world can be traced to a series of ambitious businessmen. In 1913,retailmagnateF.W.Woolworthshockedtheworldwhenheopenedthe792foottallgothicWoolworth Building in lower Manhattan reportedly paid for in cash with the proceeds of his fiveanddime stores. For more than a decade, this remained the standard bearer for architectural achievement. With the arrival of the technologicalandeconomicboomsofthe1920s,however,thefieldbecamequitecrowded.In1929,theBank of Manhattan building at 40 Wall Street became the new champ, but was quickly overtaken by auto industry pioneer Walter Chryslers new corporate headquarters on 42nd Street. Very soon one of Chrislers fiercest rivalsintheautomobileindustry,JohnJ.Raskob,aformerexecutiveatGeneralMotors,soldhisGMstockand enteredtheskyscraperbusinessforhimself,formingtheEmpireStateCorporationandhiringthearchitectural firmofShreve,LambandHarmontodesignhismasterwork,whichheplannedtobethetallestbuildinginthe world. One of Raskobs first goals was finding a suitable location for his new building. But the plot Raskob chose, at 5thAvenueand34thStreetwashometotheoriginalWaldorfAstoriahotel,andbeforethathadbeenthesite ofaGildedAgemansionownedbyMrs.WilliamAstor,orTheMrs.Astor,asshewasknownto19thcentury high society. The hotel was the result of a family feud between two branches of the Astor family that led to the mansions demolishment and the construction of two separate hotel buildings, which were later connected.Withitslinktothesocialpowerbrokersofthedayanditshighstandardofelegance,theWaldorf Astoria soon became one of the most popular hotels in the world. By the 1920s, however, the hotel and its surrounding area had lost its appeal as New Yorks social elite moved further uptown. In 1929, the building was sold for over $15 million to John Raskob and his partners, and the current WaldorfAstoria was built nearlyamiletothenorth,onParkAvenueand50thStreet. Eager to drum up publicity for his new endeavor, Raskob turned to Alfred E. Smith. Smith was a threeterm governor of New York, who had become one of the leading lights of the progressive era and was the 1928 Democratic presidential nominee. Smiths defeat in the 1928 presidential election left him without a job, but his close friend and adviser John Raskob had a solution: On election night, Raskob, who had been forced out of his position at GM in part because of his public support of Smiths presidential bid, promised the dejected former governor that the two men would soon embark on a business venture that would change the city forever. Smith, who had often spoken of his childhood memories of watching the construction of another local landmark, the Brooklyn Bridge, from his Lower East Side home, became the public face of the corporation. It was Smith who decided that the official groundbreaking for the building take place on March 17, St. Patricks Day, to honor the citys large Irish population, and Smiths grandchildren who subsequently cuttheribbonopeningtheEmpireStateBuildingtothepublicin1931. Designs for the Empire State Building began while the Chrysler Building was still under construction. The Empire State Buildings architect, William F. Lamb, unaware of how tall its competitor would be, was issued a challenge. According to legend, developer John Raskob, when interviewing Lamb, had asked him matterof factly, Bill, how high can you make it so that it wont fall down? Lamb came through, and just 410 daysinto construction,ithadalreadysurpasseditsrival.WhentheEmpire wascompletedin May1931,itsoared1,250

feet in the sky200 feet taller than the Chrysler Building. It would hold the record as the worlds tallest buildinguntiltheopeningoftheWorldTradeCenterin1972. Despite its recordbreaking status, Smith and Raskob still faced a problem: When it first opened, the Empire State Building was considered a flop. Located relatively far from the citys transit hubs, and in a part of town then known more for its residential properties than commercial ones, the newly opened tower struggled to attract tenants. The skyscraperbuilding boom that had allowed for its construction had also coincided with the financial turmoil of the Great Depression, leaving a glut of unused office space on the marketincluding more than 75 percent of the Empire State Building alone. So what saved it? Tourism. Its location might not have appealed to potential tenants, but the unparalleled views available from its observation decks certainly did. In its first year of operation, it pulled in more than $2 million dollars in ticket revenue far more than its owners collected in rent. Eventually, the building found its financial footing and began to woo commercial tenants,butittookalmost20yearsforthebuildingtoturnitsfirstprofit. The building continued to suffer some economic downturns in the second half of the 20th century. Its occupancy levels have fluctuated, the highpriced commercial real estate market has relocated to other parts of the city and much of its office space and facilities have become outdated. Ellingham now says that travelling is so environmentally destructive that there isnosuchthingasagenuinelyethicalholiday.Hewantstheindustrytoeducatetravellersaboutthe damage their holidays do to the environment. The development he regrets most is the publics appetiteforcompulsiveflying. Although the aviation industry now is responsible for just 5.5 per cent of the carbon dioxide generated in the UK, it is one of the fastest growing generators of pollution. Some experts estimate that flying could treble in the next 20 years. Climate change is a crucial problem and the impact of flying is key to this, says Ellingham, and all of us involved have a responsibility to inform travellers asclearlyandhonestlyaspossibleabouttheenvironmentalcostoftheirjourneys. It was 25 years ago when Ellingham sat down at his mothers kitchen table and wrote his first guidebook on an old typewriter. Together with Lonely Planet, Ellinghams publication revolutionised the travel industry, particularly by encouraging young people to explore the world. At that time travelling, as distinct from a twoweek holiday, was of small interest. Students went InterRailing, WhilethemoreadventurouswentislandhoppinginGreece. In the past twentyfive years, however, there has been a spectacular growth in expectation of what people think they can do on holiday. People have more money and flights cost a fraction of what they did then but as Ellingham says, it is hard to say the positive impact travelling has can ever compensate for the damage done by simply travelling to the destination. Balancing all the positives andnegatives,Imnotsurethereissuchathingasaresponsibleorethicalholiday. Together with guides encouraging travellers to fly, Ellingham also publishes environmental titles, includingtheRoughGuidestoClimateChange.Evenso,heiscompletelyawareofthefactthatheis contradicting himself when he expects people to moderate their behaviour. I realise that I am speaking about all of this from an apparently contradictory position but it is a question of working with whats realistic: if Rough Guides was to disappear all of a sudden, I dont think anybody would fly less. I think that it is a completely ethical position of mine to work with what is realistic by encouragingpeopletomakeuptheirownmindsabouthowtheylivetheirlives. While determined to encourage people to reduce the number of flights they take, Ellingham admits he has no intention stopping himself, and he does not expect others to do so either. In a world of tweets and texts, email and instant messaging, are we communicating any better? __0__ is modern technology making us lazy about actually talking to each other, with damaging effectsonbothbusinessandsociety? This was the issue that the Today programme guest editor Sir Victor Blank asked me to investigate. Having only had a brief email explaining what he wanted, I was still rather unclear about his thesis untilIgothimonthephoneforachat.Whichsortofmadehispoint... "Technology is a massive aid to communication," he told me, "but if it takes away regular faceto faceordirectconversations,__11__youlosesomethingofthesofteredges." Sir Victor, the former chairman of Lloyds TSB, seemed particularly concerned about the impact that modern methods were having in the business world, with executives firing off emails in anger, and making deals they might later regret, __12__ seeing the whites of the eyes of their counterparts in facetofacenegotiations.
