Forrest Gump enjoys mowing. In the movie, he leisurely mows
the football feld on a classic 30 rear-engine riding mower. He is in
no hurry. He doesnt care if it takes all day to mow an acre of grass.
For many of us, mowing gives the immediate gratifcation of a job
well done, and a relaxing time to let the mind wander. There are so
many mowing machine choices and so many personal motivations in
lawn care, though, that it can be a daunting task to just select a mower
before you even start cutting grass.
If youre considering buying a new lawn mower, the frst thing you
should consider is: how much are you mowing? The answer to this
question in both area and time will go a long way in helping you
select the most appropriate mower for your situation.
If you measure your yard in square feet instead of acreage, you
might enjoy a reel push mower where you provide all the power with
your legs, with no gasoline required and no engine to start (very eco-
friendly!). A reel mower is good for someone with a level yard no
more than 2,500 square feet. Just for reference, an acre is about 40,000
square feet.
For yards up to 1/3 acre, an engine-powered push mower or self-
propelled mower is a good choice. Either of these will cut a swath
of 20 or more at a time, is highly maneuverable, and will do well on
slopes.
If you are mowing 1/2 acre or more, you will most likely want a
riding mower. Riding mowers range from Forrest Gumps 30 rear-
engine rider to 72 professional zero-turn mowers that can cut an acre
of grass in 10 minutes.
To determine the deck size (i.e., width) of the mower you need,
look over your yard to assess potential obstacles. Do you have a 36

lots of trees planted close together? Do
you plan on keeping your mower in a
shed with a 48 door? Is your yard fairly
smooth and level, or is it rough and roll-
ing? Will you need to transport your
mower on a trailer? If so, how wide is
the trailer?
Riding mowers come in a wide range
of prices, from $1,500 for a small lawn
tractor to $15,000 or more for a commer-
cial zero-turn or compact utility tractor.
You pay more for greater speed, utility,
and reliability.
Zero-turn mowers are the trend. Since
they are so maneuverable and effcient,
you will cut your mowing time in half by
switching from a tractor-style mower to a
zero-turn model. The mowing position is
very comfortable, like mowing in your re-
cliner! As the number of zero-turn mow-
ers sold has increased, the prices have
come down. You can get a homeowner-
grade zero-turn mower for $2,300 to
$5,000. With a 48 deck, you should be
able to mow an acre in about 30 minutes.
If you are mowing multiple lawns,
or more than 3 acres, you should con-
sider a professional-grade zero-turn
model. Professional-grade mowers
have heavy-gauge welded-steel decks
and frames that can take a pounding
over acres of ground (and from getting
on and off of trailers). They have pre-
mium engines with heavy-duty filters
for thousands of lifetime hours. In-
dependent hydraulic pumps and large
tires produce speeds of 8-12 MPH.
Prices range from $5,000 to $15,000,
depending on deck, engine, and other
options.
You can fnd lots of information about
specifc brands of mowers on the internet.
Consumersearch.com gathers and com-
pares reviews from such sources as Con-
sumer Reports, Popular Mechanics, and
others to give a consensus review. Brand
sites such as Toro.com give information
and dealer locations for particular brands.
Retail stores have websites with product
information and store locations.

Selling your home can be a daunting
task, requiring numerous professionals tak-
ing you through every step. Or, you can go
it alone. Thats been the case for years, and
its still the same now.

Most Americans choose to go through
a local real estate agent. An estimated 85
percent of the real estate transactions occur
with the help of an agent. a

The National Association of Realtors re-
ports a number of reasons why Americans
should choose Realtors when selling their
homes. They include:
Your Realtor can give you up-to-date
information on what is happening in
the marketplace and the price, fnanc-
ing, terms and conditions of competing
properties.
Your Realtor markets your property to
other real estate agents and the public.
Often, your Realtor can recommend
repairs or cosmetic work that will
signifcantly enhance the salability of
your home. Additionally, a Realtor
acts as marketing coordinator, disburs-
ing information about your property to
other agents through a Multiple Listing
Service or other cooperative networks.
Your Realtor will know when, where
and how to advertise your property.
The NAR says a misconception ex-
ists that advertising sells real estate,
though studies indicate that 82 per-
cent of sales are the result of agent
contacts through previous clients, re-
ferrals, friends, family and personal
contacts. Additionally, when a Realtor
is employed you do not need to allow
strangers into your home, as the Real-
tor will prescreen candidates and ac-
company qualifed prospects through
your home.

Here are some tips to
help you sell your home faster.
A well-manicured lawn, neatly
trimmed shrubs and a clutter-free
porch welcome prospects. So does a
freshly painted or freshly scrubbed
front door. If its autumn, rake the
leaves. If its winter, shovel the walk-
ways. The fewer obstacles between
prospects and the true appeal of your
home, the better.
Clean up the living room, the bath-
room, and the kitchen. If your wood-
work is scuffed or the paint is fading,
consider some minor redecoration.
Fresh wallpaper adds charm and value
to your property. If youre worried
about time, hire professional cleaners
or painters to get your house ready.
Remember, prospects would rather see
how great your home really looks than
hear how great it could look with a
little work.
Dripping water rattles the nerves, dis-
colors sinks, and suggests faulty or
worn-out plumbing. Burned out bulbs
or faulty wiring leave prospects in the
dark. Dont let little problems detract
from whats right with your home.
If cabinets or closet doors stick in your
home, you can be sure they will also
stick in a prospects mind.
Homeowners learn to live with all
kinds of self-set booby traps: roller
skates on the stairs, extension cords,
slippery throw rugs and low hanging
overhead lights. Make your residence
as non-perilous as possible for visitors.
Organize and clean out your closets
and storage space. It helps them appear

must.
Turn on all your lights - both inside and
outside - when showing your home in
the evening.
When a showing is scheduled have
a minimum amount of people in the
home. Plan to be away from your
home if your real estate agent is show-
ing the home.

How to choose the Best Real Estate Attorney

Purchasing a home for many people
will be the single most expensive pur-
chase in their lifetime. Whether you are
a frst time buyer or you are buying your
tenth home, one thing you need to know is
that you have a choice in who handles the
closing on your property. In a commer-
cial property sale it is even more crucial
to have a knowledgeable and experienced
attorney. It is crucial that an attorney does
a thorough job researching the property
to insure there are no outstanding liens or
claims against the title.
Todd Tressler of Tressler and Asso-
ciates explained it this way, We do not
represent the buyer or the seller, we rep-
resent the property.
In this he means that it is his job to
make sure the property is free and clear
and that the transaction closes on time
with no outstanding fnancial or estate
claims to the property.
When making an important purchase,
you want to know you have experienced
professionals who know the area, the law,
and how to research thoroughly for any
unknown claims or liens. Todd Tressler

The frst thing you need to know
about closing on a real estate purchase
is that you have a choice which real es-
tate attorney handles the closing. When
I frst called Todd to ask him about this
topic, I naively asked, I guess the realtor
chooses the attorney to handle the clos-
ing. I was mistaken.
According to Todd, you have a choice
who handles your real estate closing.
While most realtors can and do make sug-
gestions as to who you use for this part
of your purchase, it is ultimately your
choice. With this in mind, you might want
to do some research in this area while
you are still in the process of choosing
the property you want to buy. Not all real
estate attorneys and closing companies
are the same. As in most service oriented
businesses some are better than others.
There is a reason that this is so important
and that is, if during their research the at-
torney should discover a lien or a claim to
the property, they must be qualifed and
equipped to address the issue and resolve
it before the closing date.
By the time we get the contract for a
closing, the time frame has already been
decided, said Tressler. Usually, we
have 30 to 45 days to research the prop-
erty records, resolve any issues and pre-
pare the documents for closing.
That does not allow a great deal of
time should an issue arise. The realtor
along with the buyer and the seller de-
termine the date of closing. Many people
assume they should work with the at-
torney or closing company their realtor
recommends, but that is not always true.
You should choose the attorney that is
the most qualifed. You should have con-
fdence that whoever is closing your loan
will make certain there are no unforeseen
problems or delays. Do your own home-
work; ask questions and check around to
make certain you make the best choice
for your situation.
The following list contains the rec-
ommended criteria for choosing the
right real estate attorney as supplied by
Tressler and Associates:
Reputation is everything. Ask your
friends, family, neighbors, and co-
workers for their recommendations.
Your home is, most likely, the largest
investment you will make in your life-
time, and you want a closing attorney
you can trust.
Understand the importance of your
decision. Who you choose will serve
as an unbiased, neutral party, repre-
senting the property itself. They will
research all recorded information for
your property, identify and address
any potential issues, and verify that
your property is being transferred to
you correctly and legally.
Dont be afraid to ask about their
fee structure. Your closing attorney
should be transparent in relation to
their fees. If they are not, dont walk,
RUN.
Most importantly, you should feel
their effort throughout your transac-
tion. You are the customer and should
be treated as such. Any questions you
may have should be answered clearly
and completely.
An important piece of closing a real
closing is the title insurance. If your real
estate attorney has done their job thor-
oughly, you will never have to fle a
claim on this insurance, however the in-
surance is necessary to protect everyone
involved in the event something should
be missed. This insurance only comes
into play if at some future date an indi-
vidual or company were to claim they
were owed money borrowed or secured
using your property.
With this in mind you can understand
the importance of knowing the experi-
ence and reputation of the company tak-
ing care of the closing.

designed to help seniors and their families
make the transition from self-suffciency to
assisted care.
Assisted living centers offer more privacy
and are less institutional looking than a tra-
ditional nursing home, but there are nurses
and caregivers in attendance to help admin-
ister medications or help with bathing and
therapy if needed. They are more expensive
than other senior residences since they must
retain additional medical personnel and spe-
cially trained employees to help with a vari-
ety of needs residents may have.
Before you make a commitment to any
assisted living complex, its best to check it
out in person. Glossy brochures may present
a rosy picture, but its best to visit a facil-
ity more than once at different times of day
to form an impression. Keep your eyes and
ears open, talk to residents, and if possible,
stay for lunch or dinner. Trust your instincts
to get a feeling if the place is homey and
inviting or sterile and too institutional.
Most seniors resist the idea of moving
to an assisted living facility because they
believe it means a loss of freedom and pri-
vacy. On the other hand, knowing that as-
sistance is available in the event of a health
care crisis or accident brings peace of mind to many fam-
ilies. Other advantages include companionship, regular
meals, and the opportunity to participate in social and
recreational programs, plus added safety and security.
Many assisted care facilities provide new residents with
a comprehensive assessment that is written into a plan of
