OPTIMIZING OPTIMIZATION SOLUTIONS


18 Pilot Sites have been identified by the participating Social Housing Organizations. According to the Pilot ESMs implemented on this Pilot Sites, partners proposed some Optimization suggestions in order to improve the efficiency of the measures and guarantee their performance. Quick overview of the different Pilot Sites connected with first information on the Optimization solutions that are (or will be) implemented on field.

OPTIMIZING OPTIMIZATION SOLUTIONS


AFTER Energy Saving Measures have been presented in the Newsletter #2 of the project. These Energy Saving Measures (ESMs) cover an exhaustive range of interventions on the social housing stock aiming at improving the energy efficiency of the buildings, their economic performance both for the Social Housing Organizations and their tenants. Reminder : AFTER collects and improves Energy Saving Measures An Energy Saving Measure can be described as followed. An ESM: is implemented in order to improve the energy consumption of a building and related to heating aspects, warm water or electric powering for heating equipment. its impacts can eventually be monitored and evaluated regarding kWh and heating energy costs. can be optimized/influenced/present a potential to be improved. These ESMs gather a large range of interventions that have been listed as follows The objective of the second phase of the AFTER Project is now to optimize these ESMs finding actions that will correct and improve their efficiency after their implementation. Optimizing Energy Saving Measures An Optimization Solution is related to an ESM which show potential of improvement.This potential can concern the 3 following objectives: - improve the economic model of the ESM. - enhance the energy efficiency. - increase the social performance and the reception of the ESM by tenants.) As a consequence the Optimization Solution can lead to several types of actions: - management & strategic decision - technical intervention (control, maintenance, replacement) on the systems and equipment. - improve the reception of the ESM by tenants. The objective is still to highlight simple and lowcost interventions that will improve the savings linked to an Energy Saving Measure. Optimization solutions have been proposed by the AFTER participating Social Housing Organizations with the sustain of the Scientific partners. These optimizations will be tested during the heating season in order to measure and to assess their impact on buildings.

HOW TO SECURE AN ENERGY SUPPLY CONTRACT AND CONTRACTUALLY PLAN THE POTENTIAL IMPROVEMENT OF THE ENERGY EFFICIENCY FOR YOUR HOUSING STOCK?

ENERGY SAVING MEASURE


New energy contract with performance objective and profitsharing system with the operator containing : 1) New prices negotiated on the gas price (withdrawal from the historical regular price and indexation of the new price on the evolution of the regular price in order to have a continual delta. 2) New O&M contracts for equipment with performance objectives and profit-sharing clauses. 3) Total guarantee and plan for the equipment replacement. 4) Modernization plan and ESMs identified in the original contract. The operator will give every year a modernization and energy-saving plan to the SHO containing potential ESMs to implement (and their prices). Several operators have been evaluated in order to conclude the contract.

OPTIMIZATION SUGGESTION
List of interventions planned and proposed as options by the energy supplier in the contract in order to improve the energy performance. Profit-sharing clause on the energy supply and contractual clauses securizing the price of the energy (gas).

ENERGY SAVING MEASURE


Web tools and energy information: Remote reading of heating energy and hot and cold water consumption in individual apartments and visualisation of consumption data to tenants on internet user web portal in graphical and numerical form plus outputs of comparison with previous periods consumption and with the other apartments consumption anonymously. Wireless radio frequency meters of heating energy (RF thermometers), hot, cold water consumption are installed in apartments. Consumption data are transmitted via gateway to application server where are stored and processed. Consumption is visualised on the web portal in real time after each reading several times per day (hour).

OPTIMIZATION SUGGESTION
Web portal use and impact improved thanks to direct communication with the tenants on new supports and focusing particular targets: certificates in the entrance, visualization tools, personal advising for the most energyconsuming tenants by the staff of the SHO, competition and pedagogic approach of the information.

HERNING
H2-College, 7400 Herning. Denmark. 66 dwelling for students. Year of construction: 2009.

ENERGY SAVING MEASURE

College buildings. Target group = students (which mean frequent transfers, some period of vacancy in the dwellings and other characteristics regarding the use of the building and its energy equipment). H2 College is a pioneers work: the first passive house building for Danish SHOs. Located for maximum sunlight. Pre-fabricated elements. Double flow Ventilation system, heavily insulated, low energy windows and geothermal heat-system. Production of hot water and electricity from own Hydrogen Plant.

OPTIMIZATION SUGGESTION
Energy data shows an unacceptable huge difference between highest and lowest consumption among Tenants. In order to change/improve this situation Tenant information is planned to be distributed October 2012. The Information will provide some general guidelines for living in a passive house as well as more technical information of the equipment in the dwelling. At the moment it is not possible to separate the energy consumption in what is used for the ventilation system (incl. fan coils) and what is used for personal equipment - computers, Hi Fi, tv etc .

ENERGY SAVING MEASURE


Hydraulic balancing of the heating system. Regulation of pressure: In the building 149 valves have been replaced with valve type 99-RK, valve VE4262H. In the basement manual regulation valve STAF DN80 and differential Pressure Regulator DA516 in size DN 80 have been installed.

OPTIMIZATION SUGGESTION
Check of the heating system scheme. Detect imperfections and errors in the scheme. Propose the correct positioning and dimensions of heating circuit elements, especially the pressure regulators: circulation pump overloaded causing excessive energy consumption for its activity. New positioning for a capillary pipe in the scheme between circulation pump, manual valve, and the differential pressure regulator in to reduce the over-consumption of the circulation pump.

ENERGY SAVING MEASURE

A new heating system based on three condensing boilers (Brand: Baltur - Model: Supergenio MC115, power: 115 kW each) and a smart metering system with adapter were installed in a quite recent building (1995). Tenants still complain about thermal discomfort, higher costs than before and too many differences of consumption rates among apartments. A better periodic control and cleaning of the boilers, boilers fume, exchanger, pumps and valves control has been planned in order to find solutions for this problem.

OPTIMIZATION SUGGESTION
Regulation of the temperature settings and calibration of the heating curves (slop and level, from 0.8 point to 2) once a month. The effects of these optimizatons and adjustments regarding the comfort and the bills of the tenants will be analyzed to find the good settings.

ENERGY SAVING MEASURE

Hydraulic balancing of the heating system. Connecting valves were built-in on return flow line. Balancing valves Danfoss ASV-PV (adjustable differential pressure regulators) and Danfoss ASV-I (adjustable shutter valves and metering valves) were installed. In all appartments radiator valves were switched for new Danfoss thermostatic valves with additional fine regulation. At the end complete system was balanced and regulated with newly installed valves.

OPTIMIZATION SUGGESTION
Special context: SPEKTER doesnt own the heating station and, as a consequence, limited actions are possible on the system. Regulation of the system and thermal insulation of some district heating station parts will be discussed with the company managing the district heating. Tenants awareness on how to use thermostatic valves and ventilation with lower temperature of the system will be a preferred lever to optimize the ESM if direct intervention on the system is not possible.

ENERGY SAVING MEASURE


District Heating Season belonging to the Clermont-Ferrand Municipality but with an outsourcing of public services for the heating system operator. Two energy-saving and energy-performance aspects : 1) New energy mix (substitution of a 100% gas system with a combined system 78% wood - 22% gas). 2) Performance improvement with action on sub-stations by the SHO.

OPTIMIZATION SUGGESTION
Modification of the requested heat flow after a refurbishment of the building in order to maximize the economic efficiency reducing the standing charge linked to the access of the district heating system. This optimization solution improves the efficiency of a renewable-based model that is part of the legal obligations for Auvergne Habitat and optimize its general environmental strategy regarding energy.

HOW TO ADJUST AND OPTIMIZE A HEATING SYSTEM AFTER THE IMPLEMENTATION OF A NEW GAS CALORIFIC BOILER BUT WITH RADIATORS ADAPTED TO THE OLD SUPPLY TEMPERATURE?

Heinheimer Strae 57-61 D-64289, Darmstadt. Germany. 30 dwellings. Simple family house from the 50s with 5 storeys. Year of construction: 1957.

ENERGY SAVING MEASURE


Heating system (without DHW) with a central standard boiler from 1982. Exchange of the boiler with a new gas calorific value boiler (lower flow temperature) and adaption of the performance. VIESSMANN; VITODENS 200-W (3 times - for every entrance). Natural gas central heating system with 3 calorific boiler.

OPTIMIZATION SUGGESTION
Radiators were not replaced and were sized according to the old supply temperature. Hydraulic balancing will ensured that each radiator gets the same amount of heat.

HOW TO IMPROVE A NEW HEATING SYSTEM (CONDENSING BOILER) WITH SPECIFIC LOW-COST INTERVENTIONS ON MISSING INSULATION?

Via Passoni 14 10146 Turin. Italy. 1 Prefab building, 4 floors each, 12 dwellings. Year of construction: 1978

ENERGY SAVING MEASURE OPTIMIZATION SUGGESTION


Substitution of the two old twin boilers (Brand: Ferroli, Model: Linea II, power: 98 kW each) with one new Condensing boiler (model: YGNIS VARFREE 100, September 2008, power: 92 kW). This boiler serves only the heating system; tenants have single boiler (electrical, most of the time) to produce DHW in their apartments. Removal of the heat exchanger (in order to obtain a lower temperature of return water and highest efficiency) is impossible because of the warranty of the system. Installation of an insulation cap for the heat exchanger who is not insulated can be a good compromise between the present situation and the removal of the heat exchanger. This low cost intervention (300-500 euro) identified thanks to a RCx process could be disseminated ont he whole housing stock of ATC.

ENERGY SAVING MEASURE


Linked with a refurbishment 3 years ago. Replacement of the ventilation system : not a classical Controlled Mechanical Ventilation (CMV) but a Hybrid Ventilation with a control humidity measure to regulate the natural ventilation process. Objective : 1)less energy consumption. 2)no hot air permanent extraction that reduce the energy performance of the building.

OPTIMIZATION SUGGESTION

The mechanical ventilation system (based on static pressure and on hourly settings) is adjusted with different settings on its different parts (fan, ducts, extractors) in order to see the impacts on flow rates, hygrometry and electric consumption of the ventilation system.

Global retrofitting in 2010. External Thermal Insulation Composite System (ETICS) with polystyrene EPS 70 F, thickness 140 mm. Perimeter and base area insulated with extruded polystyrene XPS thickness 100 mm. Insulation of basement ceiling with thermal insulation hydrophobic boards from mineral fibres thickness 80 mm. Insulation of the roof with boards from fire-retardant foam polystyrene EPS 100 S Stabil thickness 200 mm. All old wooden windows and balcony doors have been removed. New multi-chamber plastic windows, balcony doors with double glazing (frame U=1,3 W/m2K, window glass U=1,1W/m2K). Old entrance doors (metal and wooden) replaced with entrance door made of aluminium profiles U=1,5 W/m2K with safety insulation double glass.

Thermovision with diagnosis on the weak points of the insulation. Intervention on the repetitive errors without having to enter into the appartments: reinforcement of the joints related to the windows frame.

ENERGY SAVING MEASURE OPTIMIZATION SUGGESTION


Ventilation system was installed that runs the entire year: running times of the ventilation system can be adapted to the users behavior, so as to temporarily switch off the ventilation system, for example in summer. Review of the control of the heating system as well as user behavior are reviewed and adjusted, the heating system can possibly shut down at night.

Global refurbishment wit the following measures: Insulation of cellar ceiling, faade and roof New Windows with heat protection glazing New heating system with a central boiler in the cellar and decentral heat exchanger in the dwellings Installation of an Ventilation system with supply air through the window frame and a central system in the cellar.

ENERGY SAVING MEASURE

External shell insulation and windows substitution: In the framework of retrofitting actions, an insulated coat of 80mm was applied to an existing building dated 1960s. Existing single glazing were substituted with high performance double glazing. At the same time, the heating system was improved by the installation of new boilers and solar panels (for DHW).

OPTIMIZATION SUGGESTION
No technical intervention can be implemented on the ventilation system. Direct intervention toward the tenants in order to keep the ESM efficient and avoid condensation. Identification of the most performing behavior, education toward tenants and monitoring of the implementation of best practices by the tenants.

ENERGY SAVING MEASURE


14 houses for senior housing from 1984 are going through a total renovation to upgrade it to a low-energy housing. Insulation / Roof, Insulation / Walls, Insulation / Foundation, Windows & Frames / Insulation, Windows & Frames / Sun Protection, Photovoltaics, Ventilation and heat recovery & District heating.

OPTIMIZATION SUGGESTION
Separation between the heating recovering system and the underfloor heating system adding a control valve for the heating coil of the ventilation system in order to make its control independent (to save energy at the beginning and at the end of the heating season).

Thermography and potential elimination of small thermal bridges coupled with direct intervention toward tenants (to be precised).

OPTIMIZATION SUGGESTION
Replacement of one comfort valve of the heat exchanger for the Domestic Hot Water. The comfort valve was soliciting permanently the heating system and consuming energy.

Low Energy Building (LEB) components. 10cm EPS shell insulation, min. 10cm EPS roof/ceiling insulation and 8cm EPS basement floor insulation. Double glazed windows. No heat recovery or ventilation systems.
