Description of the Project The project is a five star hotel with more spacious public areas and bedrooms,

l uxurious and special surroundings which would be offering the highest quality of accommodation and more formal style of service, professional, attentive and hig hly trained staff, higher standard of restaurant/eating area open for breakfast, lunch and dinner; room service of all meals and 24 hours availability of drinks & snacks with a higher quality of food and outlets. As a five-star hotel it should has two restaurants. It must also have a caf, a bar and a disco or nightclub. Also, the service areas must be regulated; the main k itchen must be added, the amount of kitchen accessories needed to provide adequa te service in accordance with the number of guests. Regarding the organization o f events, the hotel must also be covered, and should have a multipurpose room, a warehouse, a lobby and a hall or meeting room. The staff behind these endeavors should be highly qualified and available to guests in multilingual language 24 hours a day. The hotel will provide the following room (Room amenities generally include high -speed Internet access and CD and/or DVD players) types: Standard, Superior, Ju nior Suites A, Junior Suites B, Suites, Presidential Suite, and Room for the Han dicapped, Room for Honeymooners (recommendable), Royal Service Floor, and Garden Villas (recommendable). Rooms for non-smokers; an appropriate percentage of non-smokers rooms should be provided (50% approx.). These rooms will not provide matches, and there will be a sign be side the lifts when the entire floor is for non-smokers, identifying the floor a s Non-smoking. If the hotel expects to receive an important amount of business meetings, it's r ecommended to have several rooms that can easily be converted into meeting rooms (roll-away beds) and which have easy access to the meeting rooms area Local cul tures of the areas surrounding the hotel must be taken into consideration. The Five-star resorts may offer additional recreation facilities such as tennis courts and golf-course access. On-site spa services, a top-notch fitness centre, and a pool are generally available as well. Size and Location The project is a Five star Hotel in which the Premises shall comprise one buildi ng or buildings which are on one site and which are physically linked by well-li t, covered or insulated walkways which said buildings shall share common access and egress and the premises shall contain such amounts as determined hereunder o f main and secondary entrances, exits, reception areas, dining areas, kitchen an d service areas, lounge areas, cloakroom facilities, bathrooms and toilets, gues t bedrooms, staff accommodation, storage areas, together with sufficient corrido rs and stairways to ensure proper circulation of air, proper movement of people and proper access to the various units. The premises shall be of substantial and durable construction, structurally safe and in good repair throughout. Floors, walls and ceilings throughout the premises shall be of suitable type and design to maintain the highest standards of hygiene. The premises shall contain effective means of natural lighting and ventilation. The premises shall have in the public rooms and bedrooms a means of space heating capable of maintaining a t all times a minimum room temperature of 20 degrees centigrade. Access and egre ss to night club(s) or discothques must be located in such a way that it does not interfere or cause any inconvenience to the hotel residents. For new buildings e ntrance(s) and exits for night club(s) or discothques must be located away from th e main entrance to the hotel. The Hotel is expected to be located in Ibadan, Oyo state, Southwestern Nigeria. Ownership Structure The Establishment is to be fully registered as a five star Hotel with the Nigeri an Tourism Development Corporation ( NTDC ) within sixty (60) days of its commencement o f operations. The certificate of registration issued by NTDC expires on the thir ty-first (31st) day of December in the year of the issue of such a certificate; with renewals required on a year to year basis upon the payment of such renewal

fees as may be prescribed by NTDC. It must be displayed in a prominent place, at the business premises, the NTDC ce rtificate of registration indicating the name of the establishment, its classifi cation and the grading status of the establishment. The owners or shareholders o f the business are expected to contribute equal amount of money to the business and share profit and loss equally. Organizational Structure The hotel organizational structure is a comprehensive plan by the hotel owners t o define departmental activities and responsibilities. This structure brings ord er to every aspect of the hotel operation from the front desk and room service t o the human resources department. Hotel organizational structures are necessary to ensure maximum profitability from each room, restaurant and bar on a daily ba sis. The hotel can run efficiently if it creates an organizational structure tha t is easy to understand. The chart below shows the organizational structure of t he proposed five star hotels. Organization of Report This feasibility report for the construction of a five star Hotel is presented i n Eight Sections. Section one introduces the project, section two presents the M acroeconomic analysis of Nigeria in relation to dynamic of the global economic s ystem, section three deals with the Microeconomic analysis of Oyo State, section four describes socio-economic analysis of Ibadan and its key demographic variab les, section five depicts the analysis of service sector with special interest o n hotel and Restaurant, while, section six, seven, and Eight present the Market analysis, Financial Viability Analysis and Writing the Report, Appendix and Exec utive Summary respectively.
