Con frecuencia, en Espaa, como en muchos otros pases, los barrios perifricos son una consecuencia de normativas estrictas y de la divisin simplista por zonas. Demasiado a menudo, esto provoca una situacin urbana inquietante con efectos aburridos y montonos que no pertenecen ni a la ciudad ni al espacio rural. Los paisajes tienen la capacidad de revelar geografas, historias, colores, vegetacin, horizontes, cualidades de la luz La arquitectura debe buscar conexiones, armonas y diferencias, para proponer una arquitectura espontnea de aqu y ahora. Debe buscar el placer de vivir donde sea... In Spain, as in many other countries, suburbs are frequently a consequence of strict regulations and a simplistic zoning approach. Too often, this produces an ominous urban situation with a dull and monotonous outcome belonging to neither city nor countryside.

Landscapes have the capacity to reveal geographies, histories, colours, vegetations, horizons, qualities of light. .. Architecture should search for connections, harmonies and differences in order to propose spontaneous architecture of here and now. It should seek the pleasure of living somewhere Only 10 minutes from central Toledo by tramway in the Mancha countryside, U.A-18 will provide for a positive living experience, enabling inhabitants to live in both a natural and urban surrounding. In order to avoid a homogeneous pattern of a medium density, we propose the creation of dense architectural forms: microcities to be scattered throughout the landscape. The contrast between the two will create the awareness of being on the border of urban and rural worlds.

A slo diez minutos del centro de Toledo en tranva en el espacio rural de la Mancha, U.A18 proporcionar una experiencia de vida positiva permitiendo a los habitantes vivir, tanto en un entorno natural como urbano. Con la intencin de evitar un modelo homogneo de densidad media, proponemos la creacin de formas arquitectnicas compactas: microciudades que se dispersen por todo el paisaje. El contraste entre ambos entornos crear la sensacin de estar en la frontera entre el mundo urbano y el rural. Cmo podemos utilizar lo que se encuentra aqu y no en otro lugar? La arquitectura implica transformacin, organizar la mutacin de lo que ya se encuentra ah. La arquitectura significa fomentar el arraigamiento con el paisaje. Significa mostrar, indicar el camino.

How can we use what is nowhere else but here? Architecture means transformation, organising the mutation of what is already there. Architecture means encouraging the embedding in the landscape. It means to reveal, to give direction.

EL PARQUE AGRCOLA Nuestro punto de inicio: desarrollar las cualidades existentes del terreno; la tierra ocre y la lejana silueta de Toledo y su Alcazar. Plantaremos olivares en las 36 hectreas de terreno. Aadiremos senderos de cipreses y pinares, todo tipo de vegetacin autctona adaptada a la perfeccin al ecosistema existente, sin la necesidad de irrigacin artificial. La enorme vista del espacio rural natural nos deleita con la presencia de vegetacin, rboles, jardines y cultura, y la extensin del terreno posibilita la creacin de senderos, parques, zonas de recreo, as como actividades deportivas y culturales. Para que todo esto sea econmicamente factible, proponemos una serie de estructuras provisionales como carpas, quioscos o caprichos arquitectnicos.

THE AGRICULTURAL PARK Our starting point: to develop the existing qualities of the site - the ochre earth and the distant silhouette of Toledo and its castle. We will plant olive groves over the entire 36 hectares. We will add cypress alleys and pine groves, all local vegetation types perfectly adapted to the existing eco system without need for artificial irrigation. The vast view of the natural countryside gives us the presence of vegetation, trees, gardens and culture, and the expanse of the site make it possible to create walkways, playgrounds, recreational areas, as well as sport and cultural activities. In order to make this economically feasible, we propose a series of temporary structures such as tents, kiosks, follies

EL PUNTO DE REFERENCIA Proponemos un componente urbano arquitectnico mayor; un muelle situado 30 metros sobre del nivel del suelo. El muelle horizontal est resaltado por un elemento vertical, creando una forma de L. La altura del edificio y su longitud proporcionar un punto de referencia visible desde la plaza de Zocodover, situada en la parte histrica de Toledo. Desde la terraza del muelle urbano se crearw una vista espectacular de la parte histrica de Toledo y del Alczar. Nuestro objetivo es establecer un dilogo entre el Alczar y el muelle horizontal, para crear una continuidad a travs de la historia y del espacio.

THE LANDMARK We propose a higher architectural urban component; an urban pier situated 30 meters above ground level. The horizontal pier is accentuated by a vertical element, forming an l-shape. The height of the edifice and its length will provide a visible landmark from the square of Zocodover in historic Toledo. From the terrace of the urban pier a stunning view of historic Toledo and the Alcazar will be created. Our aim is to establish a visual dialogue between the Alcazar and the horizontal pier; to create continuity through history and space.

LAS PIEZAS URBANAS Las otras piezas urbanas se distribuirn cuidadosamente para conservar el espacio abierto del Parque agrcola. Ocho programas de vivienda acogern un total de 2.000 unidades de vivienda. Cada elemento arquitectnico alojar entre 800 y 1200 personas, la mayora tendra seis plantas para respetar el paisaje en conjunto. Los edificios con patios, con enormes paisajes interiores estarn dotados de vegetacin exuberante y colorida: rboles florecientes, rboles frutales, plantas enredaderas, cactus y palmeras. Esta verde vegetacin interior contrastar con el tono ocre seco de La Mancha. Cada uno de los elementos arquitectnicos tendr su propia personalidad, (color, aperturas, volumen). Los vemos como singularidades mltiples en una composicin libre perdida en la naturaleza, que se diferencian mediante su slida identidad.

THE URBAN PIECES The other urban pieces will be carefully distributed to maintain the open space of the Agricultural Park. Eight habitation programs will welcome a total of 2000 housing units. Each architectural element will accommodate between 800 and 1200 people with mostly six levels to respect the scale of the overall landscape. Courtyard buildings with vast interior landscapes will have lush and colourful vegetation - flowering trees, fruit trees, climbing plants, cactuses, and palm trees. This verdant interior vegetation will contrast the dry ochre tones of the Mancha. Every single architectural element will have its own character, (colour, opening, volumeter). We see them as Multiple Singularities in a free composition lost in nature, differentiated by their strong identity.

CENTRO URBANO Un muelle urbano, un bloque de viviendas lineal de 9 plantas, con una terraza accesible en la azotea, 30 metros sobre el suelo sealar, como una brjula, hacia la parte histrica de la ciudad y hacia el Alczar. La base albergar arcadas con actividades comerciales y unir la plaza principal con el paseo lineal, el Paseo de los Cercis. Para la terraza de la azotea, pensamos en una serie de espacios pblicos distintos: restaurantes, bares y zonas de descanso a la sombra. Tambin ser posible incorporar un hotel en uno de los extremos del muelle. El muelle horizontal estar unido a la torre de viviendas. La torre tendr una pequea huella de 25 metros con un ncleo central compacto. Las plantas inferiores sern ocupadas por vivienda para jvenes. Entre las plantas pblicas superiores integraremos turbinas elicas de alto rendimiento y de bajo nivel de ruido, cada una de ellas de 6 metros de altura y 3 metros de dimetro. Habr un mximo de 32 turbinas elicas, las cuales no slo proporcionarn 200 MWh (megavatiohora) de electricidad renovable (comparable con el consumo anual de energa de 100 pisos de baja energa), sino que tambin harn referencia a los molinos de viento tradicionales de la Mancha. La planta superior tendr una plataforma de observacin con una vista panormica de 360 de los alrededores y de la parte histrica de Toledo. Este edificio multiusos, directamente conectado a la plaza ms importante y a la parada del tranva o autobs principal se convertir en el centro urbano de la nueva ciudad. Las principales dotaciones pblicas: el complejo deportivo y las escuelas, se distribuirn alrededor del muelle para reforzar la densidad del nuevo centro de la ciudad.

URBAN CENTER An Urban Pier, a linear housing block of 9 levels with an accessible roof terrace 30 metres above ground will point like a compass needle -towards the historic city and the Alcazar. The base will house arcades with commercial activities and connect the main Plaza with a linear promenade, Paseo De Los Cercis. For the roof terrace we imagine a series of different public spaces: restaurants, bars and shaded seating areas. It will also be possible to incorporate a hotel at one end of the pier. The horizontal pier will be connected to an apartment tower. The tower will have a small footprint of 25 meters with a compact central core. The lower levels will be occupied by youth housing. Between the upper public levels we will integrate vertical axis, high performing low noise wind turbines - each of them 6 m high with 3 m diameter. There will be a maximum of 32 wind turbines which will not only provide 200 MWh of renewable electricity (comparable to the annual energy consumption of 100 low energy apartments) but they will also refer to the traditional windmills of the Mancha. The highest level will have a viewing deck with a panoramic 360 view of the surroundings and the historic Toledo. This multi-use building directly linked to the main Plaza and the principal tramway or bus station will become the urban hub of the new city. The main public utilities: the sports centre and the schools will be distributed around the pier to reinforce the density of the new city centre.

COMPLEJO DEPORTIVO El nuevo estadio deportivo estar situado junto al camino perimetral en el extremo Noreste del emplazamiento. La ubicacin estratgica resaltar el estadio como la principal atraccin de toda la zona, de fcil acceso, tanto en coche como en transporte pblico. Reutilizaremos la tierra excavada del aparcamiento subterrneo y crearemos una colina artificial: un elemento nuevo del paisaje, dentro del cual integraremos el complejo deportivo. La Colina Deportiva contar con un estadio hundido rodeado de gradas creadas de manera natural, y estar cubierto por un sistema sencillo de cerchas cubierto con buganvillas de colores brillantes. La luz natural entrar entre las vigas. Tanto las instalaciones al aire libre, como las pistas de tenis y de bdminton se reagruparn en el paisaje sobre la parte cubierta del estadio. La pendiente orientada hacia la Plaza formar un Anfiteatro para que se pueda descansar, observar eventos y la vida de la ciudad en la Plaza. Desde el Anfiteatro, hay una perspectiva de 600 metros que va desde las arcadas hasta el Paseo De Los Cercis. El paseo no es paralelo, pero se ensancha al final hacia la Plaza de entrada, una referencia clsica para armonizar la larga vista. SPORTS CENTRE The new sports arena will be situated near the perimeter road on the North East end of the site. The strategic location will emphasize the arena as a main attraction of the entire area, easily accessible both by car and public transport. We will re- use the excavated soil from the underground parking and create an artificial hill: a new landscape element in which we will integrate the sports centre. The Sports Hill will have a sunken arena surrounded by naturally created tiers and will be covered with a simple system of roof trusses covered with brightly coloured bougainvillea. Natural lighting will enter between the beams. Outdoor facilities such as tennis and badminton courts will be regrouped in the landscape above the indoor arena. The slope facing the Plaza will form an Amphitheatre for people to rest, meet and watch events and city life on the Plaza. From the Amphitheatre a 600 metre long perspective view runs from the arcades through Paseo De Los Cercis. The promenade is not parallel, but wider at the end towards the Entrance Plaza, a classical reference to harmonize the long view.

DOTACIONAL EDUCATIVO Las dotaciones educativas estarn conectadas a la Colina Deportiva, junto al centro urbano. Creemos que esto es importante para reforzar la centralidad de la nueva ciudad. Los estudiantes podrn aprovechar las instalaciones deportivas cubiertas y al aire libre, y las distintas actividades de la colina deportiva y del centro urbano.

SCHOOL FACILITIES Education facilities will be linked to the Sports Hill next to the urban centre. We believe this is important to reinforce the centrality of the new city. Students will be able to take advantage of the indoor and outdoor sports facilities and the different activities of the sports hill and the urban centre.

Esto crear un centro en el cruce de esta prolongacin y el final del Paseo de los Cercis. Esta zona se convertir en un punto central, en el cual conductores y peatones se distribuirn a travs del emplazamiento.

ENTRANCE PLAZA AND CERCIS PROMENADE In-order to continue the activation of he existing Rio Alberche street, we have extended the street across the site. This will create a hub at the junction of this continuation and the end of the promenade Paseo De Los Cercis. This zone will become the focal point in which traffic and pedestrians are distributed across the site.

TRANVA Como prolongacin de la Calle Boladiez organizaremos la circulacin para peatones, bicicletas, taxis y autobuses, junto con un tranva. Este enlace es fundamental para la relacin directa con la parte histrica de la ciudad de Toledo. En los 640 metros de recorrido, en los que el tranva cruza el solar, habr dos estaciones, y en ellas habr zonas destinadas a autobuses y taxis.

TRAMWAY As a continuation of Boladiez street we will establish circulation for pedestrians, bicycles, taxis and buses, along with a tramway system. This connection is essential for the direct relationship to the historic city of Toledo. The new 640 m long tramway crossing the site will have two tram stations, along with designated areas for buses and taxis.

TIPOLOGAS DE VIVIENDA Seguiremos desarrollando la tipologa de patios, con ventilacin natural, zonas con sombra y una clara distincin entre el espacio pblico exterior y el patio protegido. En las directrices del concurso pediremos a los arquitectos que respeten el paisaje exterior y que creen un paisaje interior con un tema en cada patio, que contraste respecto a la vegetacin, los colores y los olores, con el paisaje del parque exterior. El proyecto es en realidad tanto un proyecto arquitectnico como paisajstico. Cada patio tratar un tema concreto y tendr una vegetacin especfica. La transicin desde el parque exterior hacia el interior de cada patio ser una ruta de descubrimiento.

HOUSING TYPOLOGIES We will continue to develop the courtyard typology, with natural ventilation, shading and a clear distinction between the outside public space and the protected courtyard. In the competition guidelines we will ask architects to respect the outside landscape and to create an interior landscape with a theme in each courtyard, which contrasts in vegetation, colours and scents with the landscape of the exterior park. The project is in fact both an ` architectural and a landscape project. Each courtyard will have a specific theme and vegetation. The transition from the outside park to the interior of each courtyard should be through a route of discovery.

CIRCULACIN E INFRASTRUCTURA
ACCESO DE VEHCULOS Y APARCAMIENTO Se acceder a los aparcamientos por un anillo perimetral. Proponemos distintas tipologas de aparcamiento. Cada elemento de vivienda tendr su aparcamiento subterrneo privado. Tambin habr aparcamientos contiguos a la calle del anillo, y aparcamientos ajardinados al nivel del suelo con olivos que proporcionen sombra. stos estarn organizados en bolsas situadas alrededor de la calle del anillo perimetral. Las plantaciones situadas en los lmites exteriores del emplazamiento evitarn el conflicto visual con las zonas colindantes, y tambin suministrarn proteccin acstica de las redes viarias. Esto, adems del amplio corredor verde de 35 metros de ancho que va de Este a Oeste, desde el centro histrico de la ciudad.

CIRCULATION AND INFRASTRUCTURE

CAR ACCESS AND PARKING Car parks will be accessed by a parametric ring. We propose different parking typologies. Each housing element will be provided with private underground parking facilities. There will also be parking adjacent to the ring road, and landscaped ground parking shaded by olive trees. These will be organised in pockets around the parametric ring road. Plantations on the external boundaries of the site will avoid visual conflict with neighbouring areas, as well as provide acoustic protection from the adjacent road systems. This is in addition to the 35 metre wide green corridor running EastWest from the historic city centre.

CIRCULACIN DE PEATONES Y DE BICICLETAS Cada uno de los elementos arquitectnicos estar conectado mediante senderos alineados con cipreses y tejos que atravesarn el olivar. Tambin se fijarn carriles para bicicletas y peatones a lo largo de todo el permetro y en cada lado del carril del tranva. CIRCUITO RECREATIVO En el centro del parque agrcola se disear un circuito recreativo y para hacer footing de un kilmetro.

PEDESTRIAN AND BICYCLE CIRCULATION Each of the architectural elements will be connected by paths lined with Cypress and Yew trees traversing the olive field. Bicycle and pedestrian lanes will also be arranged along the perimeter and on each side of the tramway lane. RECREATIONAL LOOP A one-kilometre loop for recreation and jogging will be laid out in the centre of the agricultural park.

La superposicin de los distintos elementos independientes: olivos, cipreses, arboledas, infraestructuras, las diferentes partes urbanas, crearn un entorno rico, variado y flexible. Lo elementos urbanos se ratifican con un lenguaje y color que define su identidad. Su nico vnculo con los dems se establecer mediante el territorio agrcola. La identidad de cada elemento est afirmada. Cada uno vive en un nico micro mundo. Cada uno vive simultneamente en un entorno urbano y rural. Esperamos el placer de vivir en armona en uno y en otro, y esperamos el final de un aburrimiento fatal: ADIOS TRISTEZA

The superposition or overlay of the different independent elements: olive growths, cypress alleys, groves, infrastructure, the different urban pieces will create a rich, varying and flexible environment. The urban elements affirm themselves with a language and colour that defines their identity; their only link to each other will be established by the agricultural territory. Each elements identity is asserted. Everyone lives in a unique micro world. Everyone lives simultaneously in an urban and rural setting. We are waiting for the pleasure of living harmoniously in one and the other and we hope for the end of a fatal boredom: ADIOS TRISTEZA
