REBATES

Rebates are partial refunds for purchasing qualified


items. In the energy-efficient world this is very common
with appliances such as furnaces, water heaters, AC
units, washers and refrigerators.  Rebates can often be
combined with other incentives, and are usually
available to anyone (it is not necessary to be the
homeowner or resident).

INCENTIVES

Incentives are local government programs that


originate from stimulus funds. They are used when you
build or remodel green, reduce energy, or decrease
water consumption on an existing property. Incentives
can include cash payments, fee waivers or deductions,
and priority in processing applications.

TAX CREDITS
A tax credit may be granted as a subsidy or to
encourage investments in high-efficiency products
and methods. These are largely available to owner-
occupied instances of green building and remodels,
but not to real estate investors.

ENERGY-EFFICIENCY
LOAN PROGRAMS

These are available to investors for energy efficient


measures on both larger projects and single family
homes.  Often the loan will cover the cost of the
energy efficiency upgrades somewhat like a second
mortgage.  Since the loan is based on the projected
savings, it is also possible to get lower rates and
better terms.
